"Lovely views, but could be better maintained"

Holly Lodge is a lovely property, just in the wrong location. The cottage is a lovely size for family get togethers, and the views along the River Yare were outstanding. The property is well stocked with everything you could possibly want for a self contained break. The walk to the pub- The Waters Edge is a lovely stroll and the food is delicious there.

The trek to the cottage is awful. not a good walk for elderly due to the uneven ground across the common..The local council had clearly decided to cut the grass just prior to our arrival, so not only did we trail cut grass into the property everytime we went in, but also had wet feet both to and from the cottage. The outside really does need some TLC- the conservatory roof/glass windows need a good clean, the grass and gardens (which always create a first impression on arrival) haven't been tended or maintained for a long while. There are 2 small gates at the property with one to enter the front patio area from the common, which was very loose, and one to go down to the private mooring area. We had to move the dustbins to keep this gate from collapsing- it was not useable as fell away in our hands when touched. The toilet was also leaking from the base. I am really disappointed to have to write this, but we bumped into some people on a boat on the river, and they had been to the cottage a while previous and said things were the same then. Please, for the sake of a small cost- invest in a gardener/outside maintenance person!

The cottage is beautiful and well appointed. An extensive welcome pack with lots of useful information was a super bonus. The views are stunning and the garden is beautiful.

I wished we'd been informed about the walk to the property as we would have packed better, worn better footwear and carried a torch. It was hard to find the cottage in the dark. However, we soon came to love the walk and the seclusion. So not a negative really.

it was very quiet but provided you had transport was close enough to visit local points of interest

the windows were dirty, the garden was in need of tending and looked unkempt, the toilet needed securing to the floor, the microwave was rusty inside and in my opinion was only fit for skipping.

"Amazing view and I'd stay again"

The location was amazing and the place had everything we needed. It was comfortable and and extremely clean and beds were the most comfortable I've ever slept in. The views of the river were incredible. I would 100% stay here again

it is a very nice lodge on a perfect location!

the shower head is a little low for tall people. aside from that it is an very nice bathroom.
