Roydons Flat - Kaiteriteri Downstairs Unit

Very well equipped for our stay. Beautiful views. Lovely decor and comfortable bed.

The cleanliness and the view. We had a LOVELY stay, despite the comments below.

The floor above the flat (not the people as such) is very noisy and poorly insulated/isolated. I’d question whether it’s been built as a ‘proper’ dividing/inter-tenancy floor (STC and IIC acoustic requirements), despite the overall property being ‘split’ in two for rental purposes. The bed was nice but too soft and therefore uncomfortable, with 3 of the 4 pillows too firm for sleeping on especially when combined with such a soft bed.

Great location overlooking the bay, short way to walk to the beach and the supermarket. Very clean and well equipped.

Lovely place and stunning view

The flat was excellent. Spacious, extremely well equipped kitchen, and very tastefully furnished. The furnishings were stylish and in keeping with a modern beach house. The blackout curtains and blinds were extremely effective- I wish my blackout blinds at home fitted as well! The views towards Abel Tasman National Park from the little deck where we had breakfast most days, and also the view over Kaiteriteri bay from the dining table (the sunsets and sunrises were just gorgeous) were stunning. I hope the owners plan to build a little deck looking out over the bay - it would be the cherry on top of an exceptionally good cake! it was great having a full sized fridge freezer, and also our own washing machine. The wifi was great also. One of the really good things about this place is the sense of peace and quiet away from the busyness of Kaiteriteri, which I imagine can get quite congested in high season. However at Roydon’s, you are secluded and away from it all and it’s totally worth the 20-30 minute walk up steep roads from the town to get to it. we did find a good shortcut down to the seafront which mostly avoided the main road which helped. I liked that Roydon’s was close to the town yet quiet. it was also walking distance to a beautiful beach called Breaker Bay - much nicer than the main Kaiteriteri beach. Also it has the advantage of being so close to Abel Tasman, and Kaiteriteri is the gateway to it.

A bed’s comfort is a very personal thing and I’m sure lots of people would find the bed here very comfortable but it is extremely soft. it is brand new, so obviously it is intentionally soft, but it didn’t suit me at all. So if you don’t like a soft bed, you need to bear this in mind. I was surprised there was no coffee plunger as the kitchen was otherwise very well equipped. We were lucky that during the week we were there, the upstairs unit was only occupied for 3 of those days. We couldn’t hear any voices and weren’t disturbed as such, but we could hear the people upstairs moving around in the morning and evening.- the house creaked a little. It would have been helpful to get more detailed directions to the flat as it is set high away from the road and we had difficulty finding it

Nice studio, great view

It was difficult to find the property, the bed was too soft, the people who rented the upper flat were walking back and forth in the middle of the night, and every step was heard in our studio, so it disturbed our sleep.

Perfect Location, amazing sea view, super quite, comfy bed and atmosphere.

The kitchen is a bit small, but the view and location was so amazing that we managed to cook with the few appliances in the kitchen.

location OK but difficult to find the Kaiteriteri Sandy Bay Road in the settlement Long road walk to beach but found a short cut through private properties curtesy of the harbout master.
