"Cozy cottage, great location, helpful host, some minimal TLC would make it fantastic"

This is a lovely cottage in a great location, well placed between the canal and river as well as being close to the town and train station. Excellent information about access and parking provided in advance. The facilities were pretty much everything we needed. I imagine in the Summer/sunshine the outside areas are fabulous. We were still able to use the hot tub even in December. The kitchen had a variety of equipment and the living room was really cosy. Plenty of storage in the bedrooms. The Christmas decorations were still up which was a nice touch, especially as we had taken ours down at home before leaving. The host Neil was available by message should we need him and provided lots of helpful information about places to go locally. We had already done our own research but it was good to have more specific details.

I must stress that none of these points were sufficient to bother us that we felt we needed to contact the host about it and I am sure that if we had reached that point he would have done his best to rectify them for us. I mention them as I see from other reviews that some have been mentioned before and it may be useful to future bookers and to the host who will be able to respond. The kitchen was mostly clean but it didn't look like the drawers had been emptied out and deep cleaned in a while, at least one baking tray had dried food on. Could do with some pint glasses, although were plenty of other sizes. The knobs on the cooker have worn so there is no way of knowing what setting or temperature you have the oven or the hob on. A larger frying pan would be useful. The threshold between kitchen and living room was a trip hazard due to loose carpet. Bathroom towels were provided, one hand and one larger towel each, but it would have been useful to have a standalone hand towel for the bathroom and a couple of the larger towels weren't actually very big. The bathroom was mostly clean but again hadn't had a deep clean in a while as the edges round the floor/skirting boards were dusty, the corners of the room had cobwebs and the shower heads needed descaling as many of the holes were blocked. A couple of areas had been filled but not sanded/painted. The threshold between bathroom and landing was again a trip hazard due to loose carpet. In the living room the cubby hole where the long fabric stool was stored looks like it was missed in the second coat of paint. There was lots of information provided about the use of CCTV for security and to monitor for "rogue guests". This didn't bother us, but it might others so we thought that should be provided in advance. The biggest issuse for us (that probably couldn't have been resolved in the week we were there) were the mattresses.

"Exceptional"

Lovely homely cottage with absolutely everything you might need. Nicely furnished with tasteful quality dressings. There were even Christmas decorations, a real home from home. Two rear gardens, one with outside dining facilities, the other with a hot tub. Great communication from the owner. Parking for 2 Cars, 10 minute drive to LBA. Couldn't have suited our needs better.

"Beautiful cottage"

What a fantastic find! Beautifully presented cottage with the added bonus of the hot tub! Which is where we spent most of our time! Neil was fantastic and helped with any questions we had. Lots of shops, cafes etc near by. We will definitely be back ☺️

"Fabulous"

The house was lovely and well equipped.. The garden is of a good size and split into to halves where you also have alfresco dining area with bike store and a locked gate to the main road so muddy paws, bikes & Shoes aren’t coming through the house. I imagine it would be an amazing stay in the summer months. We all had a fabulous time and would stay again

As a party of 7 people, a 2nd toilet would have been excellent. The knobs on the cooker need replacing as the numbers and symbols have worn off. The water in the hot tub smelled dirty but looked clean. The washing up liquid and bubble bath had been watered down, which made me wonder if the hot tub is being maintained properly. These slight points didn’t affect our stay, my auntie had a wonderful surprise 65th birthday stay and used the hot tub twice. We still managed to use the oven for our home made lamb pie and we had our own shower gel etc

"Great base for exploring"

Loved the cosy cottage and the hot tub was a lovely treat. Great local pubs and Kiplings curry restaurant was superb. Being walking distance to the railway station meant we could have trips out without the car. Lovely local walks with the dog.
