The location was stunning - we walked down to the swings and chairs by the lake. Would highly recommend on a nice sunny day & finishing it off in the hot tub.

The Cottage and surroundings were stunning, the property was gorgeous inside and out, the owner's timber business put such an individual beauty in their pieces and that showed through the entire property. The views of the Moors were spectacular & the atmosphere was serene. We brought our food for the fully equipped kitchen, knowing the distances to towns around, and hunkered in for the weekend by the wood burning fire & hottub. We loved it & couldn't fault anything.

Really liked the character of the place and the surrounding scenery was lovely, the view from the hot tub was really something! There was a canopy over the hot tub which was a well welcomed addition that really made a difference when it was colder at night! The facilities were also good and easy to use, the main bathroom was very nice too. There are a number of footpaths nearby too which allowed for a nice walk that looped into the village. Would definitely recommend staying here to anyone!

The check out time was a little early but something that is well advertised. The cistern for the en suite toilet came away from the wall a little too, wasn’t an issue but just something we noticed.

Beautiful get away from it all location, interior, beds and shower all perfect and spotlessly clean …would happily recommend to anyone. Plus a private hot tub … what’s not to like ?

The drive up to the cottage was very bumpy but to be expected in the countryside … just to let future guests be aware but we did have a March visit and rain so very muddy … I guess it would look totally different in the Summer.

Beautiful cottage in a beautiful location. Really lovely, clean rooms and the hot tub was great. Perfect location for walks and only a short walk across a field to the centre of Rosedale Abbey with a good pub & cafe. Henry was very friendly and checked we had everything we needed when we arrived. Would definitely recommend staying at Orchard House.

A proper coffee machine would be good.

We picked this cottage because of its rural locations and it being a cute little place to stay. Very clean, cobwebs yes, but that's only because of the natural wood which went throughout and we personally don't mind that. Location was lovely and quiet, surrounded by villages not too far away and good pub grub. Lovely layout, bed was really big and comfy. Facilities were good, plenty of space considering it's a barn conversion. Loved the log burner. Henry was very helpful in everything we needed.

Unfortunately there are a few small quips. Upon arrival there was no welcome note or welcome book/instructions. Just 2 pieces of paper on the side, 1 about hot tub rules and the other about house rules. There is a website to follow, but I try not to use my phone whilst on a breakaway so a book would have been nicer. We don't mind rules, but the one about the animals I think was a bit excessive. It said 'keep away from horses and cattle as they can be dangerous and unpredictable', personally all that note needed to say was 'please keep your distance from the farm animals' I think that would have been enough. My daughter rides and I've worked with horses so I think it's a bit extreme to write that. No bread, fresh orange juice or a few eggs even, this all adds to a home and away comfort and definitely to a review. My past stays in little cottages in the UK we've always had little treats to welcome us. When messaging Jane, the main point of contact, it didn't feel that she was very welcoming, she did reply to the first issue of the log burner, but she didn't come across very friendly. When we needed more kindling we didn't get a reply from her, however Henry did bring some. I just think maybe it should be Henry that is the point of contact, he was very polite and friendly and I didn't that from Jane. Maybe an adhesive covering for the bathroom window too, if the blind isn't down and you forget it can be very embarrassing 🤦‍♀️

Our visit to Orchard House was absolutely fantastic from start to finish! It could not have been any simpler from arriving to leaving! We were left to enter the cottage ourselves with milk in the fridge and cookies next to the kettle on arrival! After unloading our bags, myself and my partner were straight into the hot tub which was fantastic, easy to use and has the most amazing view to gaze upon whilst you sit and relax! This was something which we used at regular intervals throughout our weekend! The cottage itself catered for all our needs throughout our stay! It is extremely characterful, with beautiful interior, wooden beams and a real homely feel! The log fire was used every evening, with more than ample amount of logs at our disposal whilst playing games and TV on in the background! Jane was a lovely host and very accommodating, easy to talk to and very helpful if any minor issues arose! We also ventured into Rosedale Abbey which is a lovely little village, nice amenities including tea rooms, local shop and great good at the local pub! I would recommend Orchard House to all!
