Adam the host was so lovely and welcoming, looked after us fantastically well. Beautiful guest house, would highly recommend and will be returning.

Havisham House is finished to an incredibly high standard. The rooms are exceptionally well decorated, clean and comfortable. Adam is a fantastic host and can't do enough for his guests.

Couldn’t get BBC channels working on the TV but that was it.

Adam, our host was incredibly welcoming, friendly and attentive to our needs. On finding out that I loved marmalade during breakfast, he offered me a jar of a local home made marmalade, which was very kind and generous. The house was in a perfect location for our holiday needs. It is situated in the heart of Woburn, opposite the deer park and walking distance from the high street and restaurants. We did a lot of walking during our stay, which made this property a great base for our walks. Adam’s home is beautiful, clean and tastefully decorated with great features, wall art and sculptured pieces. He offers his guests the use of a couple of lovely, relaxing lounges and his wonderfully curated garden. Our room was very pleasant and clean, with everything we needed and extras including electric blankets, which were a lovely, warming surprise and a capsule coffee machine which is always a bonus. Additionally in our room, we had a selection of 3 different teas, cookies and toffees, all presented in small glass jars. We stay at Havisham house for 4 nights, in which time Adam gave us clean towels and kept us loaded up with biscuits. 😊

Our room which was the twin room looked out onto the main road going through Woburn. This is a busy road and from the road you can see right into the bedroom and bathroom. Of course there are chuters and blinds on the windows, however this could be a little minor issue for some, although we weren’t too bothered by this as we were out of most of our stay. The only real negative point of our stay was the breakfast which states ‘excellent’ on booking.com. A lovely breakfast is an important criteria for us when on a break from home and one of our reasons for choosing Havisham house was due to the ‘excellent’ breakfast status, although we were aware Adam didn’t offer cooked breakfasts. However, this was a huge disappointment as we weren’t offered anything other than what one would have at home ie cereal in plastic containers, boiled eggs and sliced supermarket packet bread. We were offered yogurt and blue berries which were presented to us in their supermarket packaging as the milk which was placed on the table in its 4 pint plastic container. When paying a slightly premium price for a b&b, I could expect a nice continental breakfast offering pastries, fresh bread, maybe some ham and cheese etc…presented in an appealing way. But maybe our expectations are too high…..,

Very well appointed and very comfortable. Bedrooms were lovely and there was a lounge, dining room and kitchen which could be used. Adam, the host could not have been any more welcoming and helpful. Fantastic stay. We also liked the close proximity to an excellent Italian restaurant.

There was nothing we did not like.

We loved Havisham House. Adam was a perfect host and made our stay really enjoyable. Spotless and beautifully appointed. We will not consider anywhere else to stay when we visit the area again.

Havisham House in Woburn is a real gem. The property is immaculate, beautifully decorated, and perfectly located. Adam, the host, couldn’t have been more welcoming. His attention to detail and genuine care made our stay truly special. The breakfast was outstanding — fresh, delicious with lots of options. We also enjoyed a wonderful meal at the Woburn Thai restaurant after Adam's recommendation. If you’re visiting Woburn, Havisham House is the perfect place to stay. We can’t recommend it highly enough and look forward to returning!
