"Great expectation delivered"

What an amazing guest house. Adam, the host is first class, nothing is too much trouble. He is knowledgeable about the area and clearly part of the local community. The guest house is finished to an exceptional standard. Everything is super clean. We had the room on the top floor overlooking the amazing, award winning garden. There's a real personal touch, all sorts of different tea in the room and a coffee maker plus cookies and even some sweets. The breakfast was lovely, fresh strawberries, blueberries, and homemade marmalade. We had a great stay and would definitely go back. Highly recommended. Thanks, Adam, for a great stay.

"Very nice stay in comfy and quiet atmosphere"

The location is easy to find and well centered in Woburn. My room was on the garden and very quiet. The welcome and attention by the owner are excellent. He was providing me with all the support I needed.

As I was coming for business, the slot for the check-in is quite limited (even so of 4 hours). This leads me to additional constraints in my schedule.

Everything was so impeccable and immaculate! Adam was very arranging and took well care of us! Will definitely come back and highly recommend! Big plus for the wonderful magic garden piece of paradise!

Great location, very clean, Adam was very friendly and polite and prides himself in his reviews

There was an occasional smell of cigarette smoke in the property at times, but we couldn't work out if it was inside or outside, but it was noticeable
