"As I mentioned before we know the area well at Sand , it was nice to have found such a lovely place"

We stayed at Sand over 20 years ago , the farmer sold up , we were so glad to find somewhere to stay again in the same area . Marine and her Husband made our stay very comfortable, and the breakfast the next morning was amazing , we plan to stay again in the very near future .

The rooms were so modern and clean with a bath and a shower , the room was very spacious and clean , the natural sun light filled the room with views from the bedroom . It was all on the level , I would recommend this property for disabled folk .

Peaceful rural setting - very quiet. Very good breakfast

Just a couple of suggestions - not deal breakers at all. Tissue box in the bedroom and an additional bedside table side table light

"Lovely rural setting, fabulous sized room, superb bathroom"

Lovely spacious room, superb power shower and a great size bath tub, comfy bed; fridge, typical farm breakfast 😋Location was more off the beaten track than we realised but it was a lovely tranquil setting

Pillows were a little flat, when booking the room it was advertised as bed and breakfast (so breakfast was included in the cost), however this was not the case; the breakfast for 2 for 2 days was actually extra costing a further £30 🙁

"A nice stay."

Large room and modern bathroom.

Everything was fine although was surprised at being given 1 biscuit per person per day and 1 egg for breakfast instead of the usual 2.

"Exceptional"

Good breakfast. Mincombe barn raise their own pigs for sausages and keep hens for eggs. Very accommodating of vegan requirements. Lovely location, but you do need your own transport to get to Sidmouth and area, as it is off the bus route.

"Really great stay . Everything was perfect and we hope to return one day ."

Our room was very spacious and beautifully fitted with a large Shower room . Extremely comfortable we slept very well. Our old dog was made very welcome with special treats and the gated patio area felt very safe for her . We loved the home made cake and the welcome we received and breakfast in the lovely breakfast room was perfect .

It was all wonderful!

"A Luxury Hideaway in East Devon"

Excellent accommodation and friendly hosts. Biscuits and cake treats each day and very good breakfasts. Lovely rural location but near to the seaside town of Sidmouth and lots of good walks.

Nothing to dislike.
