Clean and comfortable in the historic center, with a quiet, private garden area. The hostess was super friendly, helpful and flexible. We were able to check in early and leave our luggage while we toured the town before catching our bus. A basic breakfast of bakery fresh croissant, cappuccino, and yogurt was included.
The breakfast could be improved with the addition of some fresh fruit and granola to add to the yogurt. The place was quiet with the exception the clock tower just above the hill rang every 15 minutes. Literally, every 15 minutes 24/7. The tolling bells were lovely at first, they lost their charm when they kept ringing when we tried to be sleeping! Obviously, not controlled by the host, but light sleepers might consider good quality earplugs.

ITPS (it’s the people, silly) Federica is an outstanding host. Very friendly, accommodating and helpful.
Perhaps a few small touches might add big value - eg a chair in the room, shelf space in the bathroom. The rooms are big and airy , so plenty of room to do these things.

The property is in the heart of Gubbio in a beautiful house with garden where we had a lovely breakfast. The staff was very welcoming, assisted with the luggage and even offered to drive our car to a place where we could park free of charge.
