USVery clean; friendly helpful staff (where to find free parking for example). Great location for visiting Gubbio. Only caution is you have to park about 1/2 mile from hotel and then carry your luggage but staff told me the best route to take.

PTWhat a lovely feeling to feel so genuinely welcome. Federica is fabulous. Location is great and quiet (except when the church bells are chiming) Rooms are spacious and spotlessly clean. The garden is very nice. Booking description says no WIFI - however excellent WIFI is available in the reception.
We would have loved butter being included in breakfast.
USWe loved our stay at Residenzia di Via Piccardi mostly because of the hospitality that Frederica provided. She was genuinely warm and welcoming, which we found especially wonderful as we waited for our checked luggage to arrive. The bag got delayed because of a close connection flight in Istanbul and only arrived several days after we landed in Italy. Frederica received the bag and carried it up to our second floor, no mean feat considering that it weight more than 20 kilos. She also volunteered to carry our luggage down to the ground floor when we departed, and offer that we declined. The room itself was large and comfortable. The mattress was firm and comfortable, and the sound of the nearby bell that marked the hour added to the atmosphere. Note that the Residenzia DOES have WIFI contrary to what the booking.com website says. Breakfast is continental, and the coffee is wonderful because a person makes it not an automatic machine. We did get lost trying to find the Residenzia because our GPS got confused thanks to all the stone buildings in Gubbio. FYI the easiest way there is to go past the Loggio, and turn right at the first street (the Via Piccardi). The gate to the hotel is not on the Via Piccardi but on the second cross street. The hotel’s location is excellent, close to the Roman Theater and a short walk to the elevator that takes one up to the Grand Piazza.
