Atmosphere, passion of owners and made to feel great. Layout of house with communal dining and social hour for meet and greet, did I mention the hosts ?! Well done and a proper 5 star review

415 is in a perfect spot right on the waterfront and an easy stroll to the town centre, a lovely comfortable stay fantastic breakfast and the owners Tom and Ester can’t do enough for you and two of the nicest people you will meet

The owners Tom and Esther are fantastic host's and the accommodation is perfectly located for views and walking distances to most of the best Napier has to offer. Would not stay anywhere else in Napier, 10/10 would recommend everytime.

Immerse yourself in the impeccably renovated and lovingly restored period house on Marine Parade. Esther and Tom have created a sublimely welcoming home away from home bed and breakfast where no stone was left unturned. From the fine bed and bath linens to the towel warmer to the home made curated daily tea cakes and banquet style breakfasts. You will want for nothing whilst being transferred back to a more genteel time of relaxing conversation with your hosts and other guests and relish in the time honored and valued traditions of fine living of a bygone era. The nightly evening turn down service w/chocolates accompanied by the silver tray of port wine was priceless. And all this a mere stones throw from the most exquisite historically preserved Deco town I can recall peppered w/wonderful restaurant choices. A most memorable visit!

Absolutely lovely stay! Beautiful property, the hosts could not be nicer if they tried, wine in the evening and scrumptious breakfast held in a beautiful living/dining room. Truly an amazing experience!

Location was superb. Accommodation was boutique style , very tasteful and so comfortable . Just superb.

Outstanding in every way. The owners Esther and Tom are the best hosts we have encountered and I’ve used BNBs a lot, including UK. We enjoyed a welcome drink with them in the afternoon and Esther is a wonderful cook. She makes beautiful cakes each day leaving for guests to enjoy! Breakfast was superb. It was a real treat staying here. I wish we had longer to stay!
