Quiet and peaceful location with lovely views towards the coast.Extremely helpful and pleasant host in Romana. For us, it was a great location for our early morning ferry departure from Livorno.

Helpful and kind owners but that is about it

On booking it said included breakfirst, open pool and schampoo etc in the room. None of this was available so it was not a great experience.

The setting and grounds are beautiful. It has a great view out over the sea in the distance and the room was clean.

Before Arrival the communications seemed quite impatient and we were told even though it is a Bed and Breakfast and after it was booked. "Ps VERY IMPORTANT: in Winter the buffet will be closed so breakfast is not avaible." It was September. But let's run with it. So breakfast wasn't available, but was if we wanted to pay an extra €7.50 each per day. On arrival, we met Ramona who showed us the room. It was clean and spacious and opened out onto the back lawn with the view. She spoke AT us not TO us. Explaining the rules which could be found printed on the table and door. She then explained the City Tax would be €10 per night for the 2 of us. So we owed her €30 cash to be left on the table. Now we have travelled all through Italy many many times. Driving from Ireland to Puglia to see family 6 or 7 times. Everywhere, the city tax is €1 or €2, even as much as €2.50. So it was a bit of a surprise, but I decided to take the cash out anyway... until I read the confirmation email and receipt from Booking.com showing I was to pay €2 per person per night. €30 to €12 was a big difference. So I went to the cities website and checked the city tax for an Aparthotel- B&B. Which was actually €1 per person per night. https://www.comune.livorno.it/sites/default/files/index/tributi/2012_04_23_10_22_00.pdf I asked Ramona in text about this and after sending the proof, she claimed we had paid January rates, not September and that she didn't know we had paid less than we should (she told us earlier she knew what rate we paid) and that we were to leave the €12 and she would pay the rest. By our calculation from the official rates from Livorno. She still got an extra €6. How many others have paid the €10 a night? She empties the bins to check that the Air-con and lights are turned off. That is an extra charge. So is cleaning the room and towels. The Ryanair of rooms. Everything is an optional extra. Not soap in the shower.

Friendly and helpful hosts. Lovely pool and great views.. Breakfast plentiful if not varied. Car required to access
