Clean, big rooms, lovely host, excellent breakfast, great communication.

The house is really nice and the bedroom is spacious and well equipped. The host are welcoming and discreet. The breakfast is served in a nice room and offers plenty of options.

The nearby park felt a bit unsafe at night (like a lot of park in the world), to join the center of modena, it is maybe better to take the street and not the park

Facilities are ok, but... we CANNOT use the table in the public area even we rented all 4 rooms for the day and didn't need breakfast. Host Luca says because he is living there, that's his home. We can only use the table during breakfast.

A dog in the back was barking annoyingly, the water pressure in the bathroom at the ground floor was too low to take a shower. The photos of kitchen, tables, living room you can see, but you cannot use.

Breakfast was fine. You could eat as much as you wanted. The coffee was excellent. The balsamic vinegar - we had no idea of its value to Lucca's family. We tasted 60+ year old vinegar and this was equally as amazing.

67 steps up 5 flights of stairs from street to rooms (good exercise)

Excellent place to stay. Host was wonderful. Plentiful breakfast. Large comfortable CLEAN rooms. Local, on street free parking.
