Everything was as announced- clean and cozy. We really appreciated our host Luca who was always open to help and he even prepared breakfast 2 hours earlier (7 a.m.) on our departure day to ensure we don't leave hungry. Breakfast was pretty rich. If we go again to Modena we will definitely stay here.

The accommodation was great! - It's located in a quiet neighborhood, aprox 25 min from the city center by foot (otherwise, there are several bus options near the accommodation, which take you in 15 min to the city center); - The room is sparkling clean, with a terrace; - There are plenty of free parking spaces in front of the location; - The breakfast is more than enough, and it includes a significant variety of options.

A warm welcome from host Luca It's a quiet, residential area right by a park. On street parking that feels safe Very spatious room and bathroom with comfortable bedding. Everything worked. A generous spread for breakfast given the modest price of the room.

We chose the location so that we could walk into town (and ferrari museum) but also be near an out of town restaurant we'd booked so it was perfect for us, but if all your activities will be in the city centre, you should know that you cross some less pleasant parts on the walk.

Luca is a great host, very helpful and everything was prepared with attention and care. Very recommended.

Such an elegant place. So is the owner. My morning cappuccino with Michele Bublee and a Christmas tree set my mood for the day. B&B is located in a quiet residential street, which is perfect for a good night sleep.

Very good communication with the owner. Parking free of charge and close to the facility. Big bathroom and very clean.

Too far to the city centre and doesn't feel safe on streets in the evening.
