old charm meets new . beautifully restored old home with state of the art touches, great location, 20 minute walk downtown and minutes to Ponsonby street where there are fabulous restaurants

Beautiful old building restored with all the modern features. The location is great on a lovely street close to all the shops and restaurants. Host was very accommodating with last minute requests and very friendly. We really enjoyed our stay and were very impressed by the facilities and the running of the hotel. Would love to stay again if we were back in Auckland!

Franklin38 is the perfect small inn: gorgeously appointed, modern facilities, historic charm, and a perfect location. The breakfast was unbeatable. Sandra and Doug are gracious, engaged hosts - nothing was too much trouble.
