Lovely place, great atmosphere and breakfast was spot on. Can't fault the price especially with a breakfast. Owner very friendly and accommodating. Definitely stay again:)

This little place was perfect for my overnight stay whilst my father was an inpatient in the Royal Victoria hospital, 2 minutes up the road. The breakfast was superb. I would definitely return in the warmer months to enjoy the area.

The breakfast was fantastic. Although in a budget room, the host took my order and I was served even more than I ordered: poached egg, fresh tomatoes, beans, mushrooms, bacon and creamy yogurt with muesli, including strawberries and blackcurrants. And bananas, cereal, toast and quality fresh coffee!

The room was a budget room, but very small indeed. Also the curtains were see through. There was a screen which could be placed in front of the transparent curtains, but there were large gaps so no privacy from anyone who happened to be in the garden. There was nobody in the garden, but it would not be comfortable if other guests were in the further accommodation in the garden.

Ideal location to visit East Grinstead. Excellent Thai at the nearby Plough Inn

We were met by a person who had nothing to do with the host and could not give objective advice. The conversation took place with the owner of the host over the phone and her irritation was clearly felt.

The floor was dirty with some stains. When asked to provide better conditions with an additional payment, the answer is negative and irritated. There are no refunds for cancellations.

This was my first time staying here and I thought it was a really unique property. No corporate sameness here! Loved the beauty of the house and wow, the bed was wonderful! Like sleeping in a marshmallow!

The host was extremely helpful. I was due to arrive late and she gave me the option of having a cooked meal waiting for me. After a very busy day and a long drive this was very welcome indeed and saved me having to go out again looking for food. It was delicious and very reasonably priced.
