Great location, extremely clean and comfortable. A very friendly host. I would highly recommend Sandcastles to anyone wishing to stay in Great Yarmouth.

Breakfast excellent, nice park View.

Less traffic noise, people talking loud 3am in morning.

Climbing the stairs. But it was mentioned that it was a small room at the top of the stairs. 2nd floor

Great options for breakfast which was included in the price which I found great value for money. The owner was so friendly and welcoming towards us and let us know she was there if we needed anything. Snacks and basic toiletries are available to purchase on site if needed and the location is a minute walk to the heart of everything.

If the TV had signal and worked I would rate the room 10/10 for value for money. A few basic channels would be good but it wasn't a big deal for me because we were out all day and only really used the room to sleep and I watch things on my phone anyway.

The location was suitable- given it was central to main tourist attractions and the beach.

I stayed for two nights at Sandcastles guest house in September with my mum, and were very disappointed. Our room had thick dust, cobwebs with spiders, mould, and bedding that felt unclean. I slept poorly and found a beetle/cockroach running across the bed the next morning (photo taken, also evidencing time). After reporting this, the host said she was "puzzled" and acted defensively, despite detailing the issues. We were moved rooms, but the second room also had black mould, black specks on bedding consistent with bed bugs, and dust and food particles on the bed frame. To make matters worse, toast on our last morning was served on a rusty rack. Leaving early wasn't feasible- we had travelled six hours by train, my mum has physical disabilities and alternative accommodation wasn’t financially feasible at the time. We were advised by Citizens Advice afterwards to send 'one' letter to the host requesting a refund. 'One' letter of communication was sent to the hosts. We (rightly so) requested a refund respectfully via the appropriate/correct channels- we attempted to obtain a refund through Booking.com, but be warned (as is unfortunately common) Booking.com were unable to assist if hosts don't comply. Citizens Advice also explained that Booking.com are not UK-based, therefore do not have to fully adhere to UK consumer law, which makes resolving complaints through them extremely difficult. We were told Environmental Health later visited, but their check reflected the conditions on that particular day and did not represent a full inspection of all rooms or the issues we encountered during our stay. Our complaint to them particularly concerned the rusty toast rack, as our primary focus regarding 'food safety'. As paying guests, we expected basic cleanliness, hygiene and professionalism- which was not met. The photographic evidence I have attached shows the issues- which were clearly visible to the naked eye.

Sandcastles Guest House was extremely easy to find, with a very clean and welcoming entrance. The reception area had a cute little tuck shop and it had a very friendly vibe. Jo and Dean were extremely helpful and friendly hosts and made our short stay hassle-free! They were very accommodating and we felt they really went the extra mile to make our stay comfortable. We didn’t use the restaurant facilities but it looked and smelt great!
