Service, staff, room condition, location.

The "extras" There has to be a limit on greed and penny pinching. Cost of room is already too high regardless of how wonderful is the stay. Why charge 89/night for parking? Small dollars for a small candy or nuts (should be a hospitality gesture in a place like this) These things put a chip into an otherwise excellent experience and property

The location is good with beautiful views

This is not a 5 star hotel. The staff is not great, the rooms are regular size, the furniture and decorative items were defective, the drawers were dirty, the breakfast is not a buffet and has only a few options on the menu.
