The location was excellent—within walking distance to convenience stores, ATMs, and the main tourist area

There’s no lift, so we had to carry our luggage all the way from the ground floor to the 4th floor

Everything, the top floor balcony room was modern, clean, high ceiling in room and the bed was so comfortable. The location is within walking distance of everything, balcony part enclosed, not like the photo, but the opening views of the river are amazing. Mr Hahn was so lovely and helpful, arranged laundry and taxi for me.

- Location is excellent, very close to Old Town but still relatively peaceful and quiet and with many eateries nearby - Budget friendly - Staff is very helpful and responsive via the Booking app, although sometimes too insistent to sell tours - Wifi was decent, smart TV allows you to connect your phone to TV

- Cleaning of the room was very superficial and replacement of toiletries was inconsistent - Common kitchen was very dirty, although I guess it’s also fault of other guests - Bathroom window would splash water to the living room when opened - River view room didn’t actually have much view to the river due to a large tree in the front. I mean don’t take the tree out, but perhaps don’t advertise it as river view - Mattress was very hard although I guess it can’t be helped in Vietnamese style hotels

The location was great—close to everything we needed. The owner was very nice and helpful, always making sure we were comfortable. When we needed a kettle, desk, and chair, she provided them quickly. The room was on the 3rd floor, so we had to climb stairs, but we didn’t mind it—though it might be a bit tough for older guests. Overall, it was a pleasant stay.

One morning the water was cut off for a few hours, which was inconvenient, but the owner resolved it quickly. There was a constant noise from the roof that made it hard to sleep on two nights. We also expected a proper balcony to relax in the evenings, but it had been turned into something else (see photo). Some of the room features listed online weren’t there when we arrived. It would be helpful to update the room photos and descriptions so that guests know what to expect.
