Tias Villas

Every inch of the property is beautiful and works great (e.g., water pressure, stove, aircon etc).

Nothing in particular, they did mention earlier that there would be some construction noise and it’s been factored into the pricing. The noise was quite minimal.

we enjoyed every second in villa Tias. the breakfast was delicious and the staff were welcoming. we will come back to stay with you when we return to Lombok. I thank you for this magnificent heart of rose petals. it really made me happy. thanks again for everything. Salima

The Villa design is very modern and well played out.

There was no microwave.

The pool didn’t work so we were unable to use and construction noises will continue for the next year as the area around is being developed

lots of gaps in the windows which lead to a lot of bugs, including mosquitos inside. a mosquito net over the bed and draught stoppers on the windows and doors would have made a massive difference. only one key available which was very inconvenient for two people staying in the villa.

The oudoor bathtub, the kitchen, and the amazing bathroom, even though it is "en plein air" so not conditioned, humid because of the humid weather, and with many plants so many bugs and mosquitoes inside

The property is not completed, so the entrance was dusty with visible concrete pours. Finding the hotel was not easy, and we never figured out where the reception was. There aren't many services available. The floors weren't very clean, and the towels were not changed regularly and were reduced in number over the days. The minibar was not refilled. The room was very hot because it was under the roof, and the air conditioner couldn't cool the sleeping area sufficiently. Additionally, it was the first villa on the road, so it was very noisy. The noise also came from the air conditioner motor directed at the external plants and from the construction work on the hotel. None of the large windows had blackout curtains for the night, so a lot of light came in from the early hours of the morning

My experience with Tias Villas is generally positive, but with a caveat. First off, the positive points: 1) It is a new property with essential furnishings and a small dipping pool – which is often a delight with kids. Overall a very pleasant stay! 2) The ambience is luxurious (at least for Lombok standards) and the location is pretty central for Kuta area. This means that we are near the town, essential amenities and shops which every tourist would welcome. 3) Tias Villas partners with Xeno Fit Gym, a very well-equipped gym and probably the best in Lombok suitable for not only body building (which I do not do), but also has cross fit equipment and two long kicking bags for a good martial arts workout (stand-up style). Admission for Tias Villas resident is free! With regards to the property, I have little to find fault with.

But here are the negative points. 1) Tias Villas would do well to implement some form of regulatory measures to reduce noise pollution, for example, “residents are not allowed to sing karaoke or scream after 10pm.” I had experienced children screaming in the pool one night at 11pm. The administration did nothing to stop them or to inform the parents, so I took it upon myself to inform my neighbour to keep the volume down. I probably would have sung karaoke with an audio system or given a speech with a loudhailer and get away with it at midnight. 2) Ongoing construction of other units of “villas” in the same property creates ongoing, perpetual noise (not loud) which spoils the ambience. 3) The reason this issue with “noise pollution” is especially important in Lombok is this: the morning prayers from several mosques in Lombok will wake you up at around 4:30am every single day. If tourists cannot sleep early to compromise with/adjust to this “wake up call”, one would have sleep deprivation during the entire trip. I understand that this is Lombok’s culture, but sleep necessity isn’t cultural. It’s only human to require sufficient sleep. 4) Charges are a little higher for transport (e.g. to and from airport) and you would probably get a lesser fee by checking out other service providers for add on services. 5) Our bathroom window – the one facing the public carpark – has no screen or cover, which means that everyone in the carpark can view you bathe in the bathroom. I had to ask the management to put a towel over the window as my wife wasn’t keen putting up a show. 6) Lastly, my unit had several “spaces” between the concrete walls surrounding our villa. This allows not only a view of who is passing by when we have dinner, but also allows wild cats and dogs into our villas, especially when we aren’t around. Well, we got paw prints on the sofa and had a pair of slippers bitten.

Still under construction so the views aren’t quite what they should be, also some of the doors don’t close properly which needs closer attention. Breakfast would be nice.

Location was perfect and the staff were amazing, the villa was beautiful. Still under construction when I visited but that wasn’t a problem for me, the beauty of the villa was worth a little noise in the morning.

Would be nice if the property offered breakfast service.
