Finding my room unlocked when I know I locked it when leaving.

I won't comment much here on how woefully incompetent the staff are when it comes to managing a small hotel. Instead, I'll comment on how the location is not really quiet. It seems like it would be great: it's off the main street in the old town, beside the smaller river. But the river location is the problem: just opposite the accommodation is a popular picnic area where people like to entertain themselves with music and open-air karaoke at night.

We stayed at this hotel for 6 days and it was the perfect spot for our time in Luang Prabang. The location is perfect in the old town and with views of the Namkhan river. The rooms are spacious and the bathrooms are nice and seem newly renovated. The breakfast is great and they can cater to vegetarians. The hotel seems to be pretty new and they are still working out some of their operations, but the staff are really nice and Quynh (the owner) is amazing! She really went above and beyond to make sure we had an enjoyable stay. Thank you so much Quynh and team, we would love to come back one day!

We loved everything! There's not a 24/7 reception which was not an issue for us, but maybe something to be aware of if you are arriving late or leaving early, you may need to co-ordinate with the owner.

Everything is amazing! The staff are outstanding- helped me work out train tickets & let me leave my bags after I checked out until my train departure. Great location right opposite the river and very close to the main street of town.

Friendly family run place, warm welcome, fruit and drink on arrival. Very high standards of cleanliness and bedding. Comfortable bed. Warm shower. Very helpful providing an early breakfast on the veranda. Well recommended.

The rooms are nice (although "garden view" is a stretch of the imagination), everything works fine (eg: good shower) and location is very good. The person manning the front desk is very kind, although not very helpful when there's a problem (see what I didn't like).

We were denied access on the 1st of our 3 nights (which where already guaranteed by our credit card, so there's no reason why our room should've been overbooked, or whatever really happened). We arrived at around 18:00 after 7 days of sweaty jungle trekking and were given all sorts of inconsistent (and therefore untruthful) messages: First we were asked to come back in 10 minutes because the previous guest hadn't still left (despite check-out being at noon!). We went for a coffee and came back 30 minutes later. We were then told that the guest hadn't left because he had had an accident. That might've been unfortunate for the guest, but didn't mean we had to lose the room because of that. The front desk person then suggested we cancel our reservation and look for another place (WTF?!?!). We refused to do so and demanded access to our room. The front desk person conferred over the phone with "the owner" and then proposed to take us to another nearby hotel for the first night. The hotels he proposed were of noticeably less quality than we had paid for. We refused and insisted on getting our room. More conferring with "the owner" (who refused to be put in direct touch with us!). We were then told that the guest had been unable to book his train ticket out of town that day (a very different excuse) and asked - again - to go to another hotel (seriously ... WTF?!?!?!). During all this time I was trying to contact Booking.com, but they NEVER answered any of my messages over a 2 hour period (so much for being a "Genius 3" customer). Frustrated, exhausted and totally without any support by Booking.com; we eventually relented to a first night in a room at a neighbouring hotel that had a bathroom with barely any water pressure and a window that opened to the front desk clerk and another one to the kitchen staff (!!).

Amazing staff and location. The owner was great and so helpful throughout, she couldn’t do enough for us during our stay. The room was so clean and spacious and beds comfortable. Breakfast was served every morning and was delicious. Couldn’t recommend this guest house enough. Thank you.
