Buenos Aires Green-Ruzafa Center by Invalencia

The apartment was large, very clean and quiet except on Saturday night (not the fault of the hosts!). Ten minutes to the local market or to grocery stores, 15 minute walk to city center and 5 minutes to one of Valencia's largest city parks.

Two minor things: the wifi instructions need updating and the tiny outdoor area looked out on construction debris (not the fault of the hosts, but not scenic).

- Mold in the technical room - bathroom had a strong sewage smell - a big cockroach fell from the ceiling on my wife - the booking is on the ground floor and no slippers are available for guests. The floor is cold - heating is done through air conditioning which is noisy at night and not so comfortable. - hot water is only enough for one person shower before runs out - didn’t feel clean as owner was walking with shoes on or as the towels felt old and very used. - upstairs neighbor felt like it was in the same room with us and same as people walking on the street because the apartment door leads directly to street and is big and not soundproof

Trendy “gentrified” location not far from the old town. The apartment is on the ground floor and the entrance door opens straight onto the pavement. This along with the absence of any internal doors, including between the living area and the bedroom meant that we were able to benefit fully from the lively atmosphere, 24/7 street noise and general partying right outside the door. The owner thoughtfully left extra towels for us to mop up water leaking through the bedroom ceiling from the flat above. Friendly welcome with a bottle of wine and instruction to simply get in touch if we had any issues.

The help the key holder, Eduardo, promised us if we had any problems didn’t materialise. When we arrived there was a bonfire burning a metre from the front door (all part of the street party scene) which filled the apartment with acrid smoke. Lettings for this apartment are handled by a management company who only sent out automated messages about check in / check out etc. They did not answer any questions sent by me regarding access etc. or acknowledge the fact that we left before the agreed letting period ended.

Beyond expectations - the main contact, Eduardo, was incredibly accommodating of all questions and requests. The place is beautiful and has all necessities to have an enjoyable stay (not just a comfortable one). Excellent location (heart of Ruzafa). Comfortable beds. Incredibly clean.
