The villa itself was beautifully designed with excellent facilities and plenty of entertainment options inside — everything you could need was provided. However, unfortunately, the bedding (duvets and mattresses) was not very clean, and we could clearly see some stains on them. The biggest issue though was the neighbor. Even though the house rules clearly state that after 10 PM you’re not allowed in the garden and should keep doors closed — which we fully respected — the neighbor still disturbed us multiple times during the day, well before 10 PM. Between 2 PM and 8 PM, they complained several times about us laughing or even the volume of the TV. It was really frustrating and made the whole experience stressful. Even when we went to the designated smoking area, the neighbor would come and bother us, so effectively it’s not possible to smoke anywhere — not in the garden, not near the house, not even outside on the street. Overall, while the villa is well-equipped for entertainment and advertised for up to 8-10 guests, I wouldn’t recommend it for groups that size. The neighbor is too sensitive and intolerant, even during the daytime, which ruins the experience. We followed the policies strictly, but it was still a disappointing stay. Honestly, for £1300 for 2 nights, with so many restrictions, it’s just not worth it. I think the host should first resolve these neighbor issues before renting the property to large groups. Unfortunately, I cannot recommend this place.

Loved the social space and the games provided. A very modern property as shown in the pictures. I Would definitely recommend.

Amazing property - Travelled for a family birthday with age range 18 - 63 - Everyone really enjoyed the property and all the games. Kitchen / Living area was great and accommodated our group perfectly. Beds were super comfortable and bathrooms amazing. Taxi's to sea front cost us £17 as it was quite far out but it was totally worth it to have the amenities and parking at the house.

Only downside was the neighbours - I feel with it being winter it was not too bad as we were inside the majority of the time but they did try telling us off at 7pm which we thought was a bit much - Providing the back doors are shut then it's all good as the double glazing was virtually soundproof. Would definitely visit the property again but probably not in the summer time as for us I don't think we could keep quiet after 10pm :)
