BEThe communication with the hosts was very smooth. I had a lot of flexibility in my arrival time and was warmly welcomed. It's a great deal for the low price and very convenient if you need to stay close to Piccadilly train station.

PTThe house is well located, very near to Manchester Piccadilly train station and Piccadilly Gardens. There's a bus running every 10 m to the train station but it's 15 to 20 minutes walk from the house to the station. My room was small but clean and with good light. Even though the bathroom was shared it was always clean. The host is very nice and takes seriously the house rules; you'll find it posted on the walls, reminding guests to respect the house and other guests.
My room was facing the main road and there's loads of traffic noise, even through the night, though equipped with double glass window. Still is wasn't enough to block to noise. The house was clean but the kitchen stove had stuck food in it. Whomever used it before I got there did not clean it and it wasn't clean during my stay.

Mattress was very hard for my liking, but you might prefer it. Property is near a busy road so earplugs are recommended if you're a light sleeper.
