Location, clean and quiet room close to the sea.

Maybe breakfast can have more food choices.

Direkt am Strand, gute Lage um Abends noch was essen zu gehen.

Quick communication with the host (especially compared to two other places we had booked and then canceled since we never received a response to repeated ).  Rom was clean and modern, well-maintained. The fridge was of good size and strong. Two large bottles of mineral water daily. Blow-drier, body lotion in addition to shower gel and shampoo. Overall, the room came close to 4 stars. Sunbeds (in good condition) were available on beachside (which was important to us after we read about the possibility of sandflies) - did not see sunbeds at other hotels. Nice that beach towels are provided dNice touch, shower by sunbed area.⁰ The staff smiles a lot znd tries to help, even if not fluent in English. The person responding to emails also sounded nice. Also, good wifi within main building.

The many prohibition signs as well as fine signs are incredibly annoying and cause stress. Feels more like going to military school or a correctional institution than holidays. Fine for flushing paper down the toilet, fine for taking something from breakfast - just ask people not to do it, don't threaten. And then, fine for leaving larger amounts of food at breakfast (20 Bhat). As the announcement states the buffet is "for limited time and limited portions" and If it happens that a customer do not finish the food (with large amounts of food) we will unfortunately  make a fine of 20 baht". The hotel is not that cheap per night, it clearly has factored in the breakfast cost. If it wants to cash in like a bigger-league hotel, it needs to provide services like one. Breakfast: stale croissants on all days,. Only until 9:30 - again, people come for holidays, not to stress with an alarm clock. Room: one side of bed almost against wall, passage too narrow to use, no nightstand or light- unclear why since there is enough space on the other side without throwing out the armchair. No place to dry swimwear. No mosquito repellent., no hand soap. Balcony was very narrow and not really a balcony since it was enclosed by glass panels with only one window opening, apparently because of pigeons- but then again, it's not a balcony but a room extension. Curtains do not darken room. Wifi was not available in breakfast room or sunbed area. No wifi next to sunbeds and breakfast toom. Renovations happening at the sunbed/breakfast area for about 2 days . It's logical that these need to happen sometime, but this was not mentioned when we booked. The noise made beach-relaxation impossible (banging, shouting conversations), plus the sunbeds were moved to the breakfast area , cramped between breakfast tables. Plus, it's unconfortable to lie in your swimwear in front of laboring workers.
