Waterside Cottage - Hot Tub, Mooring, Arcade, Bar

I liked everything about the property it was modern, beautifully welcoming and the real fire made it feel very special. The rooms are large and well equipped. The hot tub was fantastic and a lovely space to socialise and relax after walking, kayaking and exploring the area. The conservatory containing the pool table was also a great place for chat and fun, I liked the the disco light and the addition of Bluetooth speaker was a good idea. The arcade machine had every game you could think of and I imagine would be enjoyed by lots of families. Book a table at the white horse inn in the village don’t leave it to chance and think you can just turn up we nearly made that mistake . Food was lovely.

Through my own lack of research I decided not to take the car and to travel from Devon on the train , not realising the village is about 10 minutes drive to wroxham and there are no buses that service the village therefore an Uber / taxi was needed , you could walk but the road and traffic were quite fast so I chose not to .

The house is well furnished with plenty of room and lots to do and plenty of space. The broads are at the bottom of your large garden and having the kayaks to go out paddling was great fun. The bar area and pool table was a popular space. A small quiet location but not too far from anything. The local pub is excellent with great food and drink and is pet friendly and only a very short walk away.

The only small issues were that the ensuite bathroom was quite small and that there are 5 large steps from the back of the house down to the garden which could be tricky for small children or someone with mobility issues. You can access the garden by using the side gate as an alternative though.

Stunning place, plenty for the family to do, the pool table was nice and level which was a bonus, we had plenty of games on there, loved the games room/bar. The kayaks and rowing boat were great fun, the fire pit and provided wood was amazing at night. Plenty of tvs too, in every room and kitchen, wow! Lovely pub just a short walk away and tescos just a few miles away. Would definitely return

Bed in ensuite was awful, far too soft and rolled to the middle like on a trampoline!! Had to sleep on sofa in room unfortunately. Too much chlorine/chemicals in hot tub, my wife's and daughters jewellery turned grey!!

great location, good layout of rooms and lovely garden area with great boating facilities for fun on the water.

the ensuite bathroom sink was far too small to be practical, it would be good to replace it with something more usable, although there is a family bathroom which is great, if more than one couple staying then the ensuite needs to be more user friendly

A stunning property with everything we needed for 6 adults and a baby, so much to do in the property. Didn’t want our holiday to end

This is a quality property with generous sized rooms, a lovely kitchen and an excellent games facility in the conservatory. The garden offers a wonderful area to relax and the water sports facilities are plentiful and great fun. It's ideal for dogs with secure fencing and hedging all round. There is an excellent pub within 250 yards serving good food and a range of beers. The EV charging point is a bonus and the rate per kwh is very reasonable. I'd recommend this property to anyone wanting a relaxed but fun-packed break with family/friends and pets.

Absolutely beautiful house well thought out with everything you require. We had a super long weekend for a friends 60th birthday.

My only suggestion would be for new seat pads for the rattan furniture in the bar/pool/conservatory area as the ones supplied kept slipping of the furniture when you are sat on them.

The property had everything you could think of and the teenagers loved the pool table.
