As others have mentioned, location is top rate. Short walks to all you can need and perfect spot for families. The flat was clean and the toys, books and kitchen things for kids (kids plates/bowls/cutlery) we're great. Shower was good and bathroom spotless.

No entry code was communicated before we arrived, not ideal in the pouring rain. The communal stairs were covered in broken glass upon arrival, which gave a poor first impression, but not necessarily the fault of the owner. The biggest downside was the inescapable cigarette smoke smell throughout the communal stairs and most of the flat. It meant we didn't want to spend time inside sadly. We called the owner who was responsive and said they'd talk to a neighbour likely responsible, however the smell didn't go away and really detracted from our stay. The heavily stained rug in the living room and the cheap heavily-scratched pans were a reminder of uni days, but could be easily improved.

The flat was very clean and tidy.

The entrance to the flat vis the common are was scruffy and needed tidied up. It would have been nice to have some toiletries in the bathroom.

Excellent location in a traditional building in the heart of beautiful Broughty Ferry, with exceptional views over the town and the river.

The flat is really cosy and comfortable. Plenty of space for four of us. Kitchen has all the basics. The flat has nice views over the river and the town and it’s very well located, lots of good eating and coffee places close by.

The entrance way is a bit untidy and off putting which is a shame because once you get inside it’s very nice. The coffee maker is a pod thingy but the local shop doesn’t stock them so go prepared if you like an early caffeine shot.
