The location.

The beds are small and I recommend a sofa bed at the living room and few dishes for kitchen and instruction how to use the washer and dryer. Leave a few trash bags, Other than we had good stay.

Brilliant location, really easy to get around.

This is not functional self-catering accommodation. The kitchen is badly underequipped and the pans in the cupboard were dirty. We were only a group of 3 - I can't imagine trying to cook for 6 here, especially since there were only 4 sets of plates! The biggest pan would not serve 6, and basic necessities like oil, salt and pepper were not provided. There were no tea towels, and no oven gloves or anything else with which to handle hot dishes. There's a pod coffee machine but no coffee pods. The same skimping was evident throughout the flat - out of the three bathrooms only one had toilet roll (!) with no spares provided anywhere, and there was only one set of tiny toiletries provided; the body wash dispenser in the main bathroom was empty. All this after having to provide card details through a form external to booking.com which felt extremely shady, and an even shadier message received after checkout that promised discounts on future stays for a 5-star review; I wonder whether that has anything to do with the property's high ratings on here. If you're just looking for somewhere to sleep, then this place is fine. If you want to cook, look elsewhere.

The property is in a great location.

On the morning of our arrival, Dawn House sent me emails asking me to complete forms before our arrival, and then they would give me the access code. All forms had been completed and sent to them 2 months prior. One phone call and several texts later, we finally got our access code. It was a stress we did not need on our holiday. We expected to arrive at 3 pm but were delayed. Very fortunately, as on our arrival at 4 pm, the cleaners were just leaving, and the floors were still wet.The property was a bit run down. Parts of a couple of floorboards were missing. Mirror is missing in the downstairs bathroom. The lounge couch has tears in it and was held up by blocks of wood. The second bedroom didn't have any bedside tables in it. The master bedroom had a bedside table that was made of metal. This was bent and wobbly. While the dining table was set nicely on arrival. There were only 2 wine glasses in the cupboard. We had booked for 3 and had wanted visitors to come over. We went out instead. No tea towels were supplied to wipe dishes with.

Issuing the key code just 1 hour before entry is not acceptable. I appreciate that you have to protect the property but the stress of "what if I haven't got any signal", "what if my battery is low" etc is very unnerving. As guests, we have to trust you, so please trust us. This would probably deter me from booking your property again.

Very clean, multiple bathrooms, full kitchen facilities, comfortable beds.

It’s a little hard to find. You access the property via Sloane Street rather than Camden Drive directly. Minor issue.
