Beautiful property, very comfortable

Spacious, clean and had everything we needed

Great location. House was clean, spacious, and welcoming, and all available facilities were excellent. All guests slept well, and all beds were comfortable.

The accomodation at Dawn House fitted very well with a 2 day visit to Birmingham being near but not directly in the city centre. The property was clean and well maintained. Appreciated the pre-arrival call with the chance to confirm location details - viewing the video is highly recommended.

Clean and useful

Location: bit of a walk/search for a food shop

Modern property on the surface.

Questionable white stains on sofa. Property was not cleaned before our stay, with a blood stain in one of the “beds” with pubic hairs and urine stain in another “bed” with the linen having mould on, ripped and unclean. Not ignoring a squashed spider on the wall by the “bed” Two of the toilets upstairs having poo stains in. With animals hairs all over the kitchen counters. Was told it would be cleaned but only the toilet was cleaned. Did not stay the night had to find alternative accommodation for my family at 10pm as host ignored our concerns and offered a £45 cleaning fee refund. Don’t be fooled by reviews. I was and it almost ruined our first time in Birmingham. Can’t upload pictures for some strange reason. Will share on social media to warn others.

Really really enjoyed our stay here! The house is beautifully decorated, clean, and spacious. The beds were very comfortable. I brought my own towels as was worried about a linen fee but actually there were plenty so we needn't have worried. Love that it's pet friendly. Location was good and not as difficult to direct delivery drivers as I expected after reading some other reviews. Would absolutely stay here again and recommend it to my friends 😁
