I booked this on behalf of family members. They said the beds were comfortable.

The check in time limit made it awkward for the family who were travelling from the Isle of Wight. When they got there they were told they couldn't smoke BEFORE entering the property in case they made the bedding smell (is it not washed regularly) they had to remove there shoes on entry. Although it said ensuite that only applied to one room and not the one I thought I had booked. There was a shared bathroom. On inspecting the room they found the mini bar was switched off and there was a packet of pork pies that were covered in mould so fridge had not been cleaned for some time. There were a woman's clothing in one of the wardrobes in the twin room. No bedside cabinets but a wardrobe on either side of the bed. The lights were not reachable from the bed by the female guest. Although we all understand that smoking is not allowed on the property it is also not allowed on the grounds so you have to go out onto the lane should you wish to smoke. The worst thing was the guests had to request a time for showers and text the owner so she can turn the hot water on. This was a massive inconvenience as the water takes 20 mins to heat up and two of them ended up taking cold showers because they couldn't wait any longer due to time constraints. This is unacceptable in any accommodation. Hot water should be freely available at all time for the convenience of the guests. All in all not a pleasant stay and had I known all this in advance would never have subjected my family to this discomfort. There were cameras everywhere and they felt that just going to use the bathroom they were under scrutiny at all times. They didn't know if there was audio as well so were felt they could not hold conversations anywhere in the house. Would certainly never use this property again although the location was convenient for us as we were having a large family gathering. Overpriced for the all the inconvenience and rules and not even breakfast provided.

Great beautiful place, easy to access and lovely friendly host. Perfect stop over on our travels back!

I missed the detail about the check-in time being 5:00-6:30pm. If anyone booking can’t make that time, check with the host, Lisa, before booking.

The bedrooms were so comfortable, and everything was very clean.

Nice comfortable spacious room and en suite bathroom. The host was welcoming.

Super narrow window to check in caused me a bit of stress getting there (I was aware at booking but thought it was a typo or something) No hot water for shower in the morning
