Cosy, Modern Home Near BHX, NEC and City Centre

A lot of space, nice to have our own room also (2 friends on holiday). Better to stay in a home like this during our holiday instead of a hotel. Wifi also worked really well. In the kitchen everything was there to make meals for yourself. Also coffee, tea and sugar. Location was also really good. Train station in front of the house and within 15min you are in the centre or NEC.

Cleaning could have been done better. For the eye / first look, everything is OK. But when you are a few days there, you see things. Like dust on the lights, look in the bathroom (edges not finished or not cleaned), glasses not all clean (also no tea towel, to dry the dishes).

The bathroom was probably the cleanest place, there was like a set of 2 big spiders in every room which I had pointed out after the stay

I was stereotyped upon arrival, when they found out I wasn’t 21 but there wasn’t any clear instructions of there being an age policy then I had to speak to someone else which then insisted that if I stay I have to pay £200 deposit in hand due to people of my age n colour damaging the property beforehand which has nothing to do with me for one, then they started telling me if I was to invite someone n they didn’t know I would be charged £35 per person which is fairly reasonable but unnecessary seen as I’m an adult and being treated like an unreliable one like I haven’t been staying in hotels n properties and never had an issue before, he then proceeded to lock one of the 3 bedroom doors because I said there was only gonna be one person coming minimum. I get there are rules n regulations in properties but this one was like never before wether you read all of this or not don’t even waste ur time on disrepectful people like this, the owner was showing me dirty chicken wings and smartwhips all on the same sofas n beds he expected me to sleep on it was not a good experience. Didn’t sleep a drop

We did not end up staying at this property as the owner contacted me the night before our trip and stated that they would only allow us to use two rooms, despite us booking a three bedroom house (entire property). The owner was hostile and dismissive, asking about the reason for our trip which is none of his business. He basically told us to take it or leave it and seemed confident that Booking.com would take no action. He was completed unbothered that he was putting us in this position with fewer than 20 hours to check in. Cancelled and booked an alternative through Expedia, which fortunately was no more expensive. The owner's behaviour, attitude, and the fact he was texting me about this the evening before check in were totally unprofessional and stressful. I spend 4hrs arranging our alternative the night before what should have been a relaxing trip. This property is not what is advertised and I am glad we did not stay there. --- EDIT In response to the reply from the property to my review, the owner knows full well that we were not having any kind of party and that I had confirmed the number of people who would be staying at the property on the 28th DECEMBER when I booked. We were attending a concert at the NEC, and wanted our own rooms, which is why we booked this property. The owner admitted he had not read my confirmation from December, but then stated that only 2 rooms were available and I could take it or leave it. Dishonest and disingenuous. I have the whatsapp messages mate.

The property has everything you need for a short/medium/long stay. It is a fully functional house, so you have a location for dining, you can cook, clean and so on.

Given the title of the property and the photos, I thought a number of the furnishings were very much in need of replacement. The couches for example are completely cracked to the point where comfort is reduced and don’t look great at all. I’d be embarrassed if they were in my home. The rooms all have light coloured vertical blinds in also, so it is daylight in the home when the sun rises. The latter is a personal preference but installing a curtain rail in the bedrooms would go a really long way to providing extra comfort. I draped the top bunk duvet down across some of the bottom bunk for my son, so at least he slept. The TV has questionable wiring which is very taught and would pull the HDMI out of the tv. The owner did say they would rectify this. The pipes going from the combi boiler are all uncovered also, so having a young child with me meant I needed to keep an extra eye on him to ensure he didn’t grab one and burn himself while the heating was on. I would also just mention that the property is not quiet. Again this is a personal preference and not the owner’s fault. I knew it was near the train station but didn’t know it’s on the direct flight path to/from Birmingham with planes sometimes sounding like they’re in the living room. The current neighbours also had a dog which was horrified that they left the home, howling until 1am. Again not the owners fault but be aware if they still live there at the time of your visit you could be in for the same experience.
