A beautifully decorated and spacious apartment in a great location.

The biggest issue with our stay was that there is a construction site being built right next door. The noise started every single day, including Sundays, at 6:30 a.m. and was truly unbearable. It was simply impossible to get any extra sleep. On top of that, construction workers were on scaffolding directly outside our windows, which meant we had to keep the shutters closed at all times. It is unacceptable that this was not disclosed to guests before booking, especially since this is clearly not a temporary or unexpected situation. The construction has been ongoing for months and will obviously continue for many more. It is unreasonable to go on holiday and be forced to wake up at dawn every day while also having no privacy in your accommodation. There was also a major issue with the temperature inside the apartment. Edinburgh happened to be experiencing unusually warm weather during our stay, yet the apartment had neither air conditioning nor even a fan. When we asked about it, we were told to switch a control on the wall. Since this made no difference, we carefully read the instructions and discovered that all it actually did was turn off the heating. As a result, the temperature inside the apartment reached 28°C, while the windows are so old that they only open by about five centimetres. Therefore, even without the construction workers outside, ventilation would still have been a serious problem. In addition, when we arrived, we discovered that there was no hairdryer in the apartment, and the shower gel was almost empty. To their credit, these items were provided later that same day. Finally, we were left with a general impression of indifference. When we asked where we could store our luggage, since the property does not offer this service and we arrived in Edinburgh before the 3:00 p.m. check-in time, we were directed to a company at the train station.

29 Queen st is in a fabulous location and a lovely decorated and roomy apartment. Leanne was a fabulous help to us on arrival and made our stay perfect. It’s a beautiful spot bordering new town ,opposite the park and such an easy walk to old town. Great access to the railway station too. We loved our stay!

Construction on building next door is not quite finished but we only experienced little noise for a short time.

The studio was huge and very well thought out. It stayed cool and very comfortable during this heatwave. Kitchen was well equipped full size fridge and a dishwasher all hidden in a dresser. Genius.

⭐️⭐️⭐️⭐️⭐️ Beautiful stay in the heart of Edinburgh I had such a wonderful stay here and have already booked to return next week. The location couldn't have been better – right on Queen Street and within walking distance of everything I needed, from cafés and restaurants to Pilates studios and shops. The apartment itself is absolutely beautiful. The high ceilings, elegant staircase and thoughtfully designed interiors made it feel much more special than a typical serviced apartment. It was incredibly spacious, spotlessly clean and had everything I needed for a comfortable few days in the city. I particularly loved the attention to detail throughout the space, from the hidden kitchenette and cosy loft-style bedroom to the large windows and calming colour palette. It felt like a peaceful retreat in the middle of Edinburgh. I was in the city for training and it was the perfect place to come back to and unwind after long days. I genuinely didn't want to leave and can't wait to stay again. Highly recommend for anyone looking for a stylish, central and comfortable base in Edinburgh.

Great location and very spacious apartment. Bed was comfortable.

Toiletries were not restocked. Dirty dishes were just left in the dishwasher by the previous guest, causing an unpleasant smell in the living room. No dish soap or dishwasher tablets were available.

It was spacious, impeccable and it was walking distance to everything we needed.

Nothing we would happily stay again

Location is very ideal everything you want ,is in easy access. City centre and most of tourist venues are near by, walking distance from this location.

Très bien situé, proche des centres d’intérêt touristiques et culturels de la ville. Appartement spacieux et très bien agencé, la décoration est superbe et l’endroit calme Disponibilité de Leanne pour toutes les infos et le suivi du séjour.

Peut être deux trois petits raccords à faire au niveau du mobilier d’utilisation courante (couvercle des toilettes, bonde de la douche à changer) mais vraiment si on doit trouver un point à améliorer
