The location of the property is fine if you are looking for some time to relax on Tanjung Aru Beach. The size of the room is also nice with working AC.

The actual state of the suites are not in a good condition. We stayed for one night and noticed multiple issues with the property. Firstly the bathroom was in a horrible condition. There were wet patches on the floor which appeared to be from the last occupier, and there was an unidentified brown sludge which I do not want to think about. There was a crumpled bath towel which was left in the cupboard in our room from the previous occupant, and multiple cleanliness issues as well as poor condition and old appliances, such as a disgusting bath mat, and an iron with holes in the fabric. We contacted the property within an hour of arriving and they assured they would send the cleaner round to sort out the issue. However when we returned in the evening there was no evidence of cleaning and when we contacted the owner, they admitted that no one had come. When we detailed how unhappy we were with the service we were offered compensation and asked us to meet with them; as we do not have Malaysian bank accounts they offered us cash. This turned out to be RM30 and a packet of crisps. The RM 30 they said came out of the wages of the cleaner who has to clean multiple suites throughout the city and they blamed this on her. This is not an issue of the cleaner; this is an issue of quality by the company, and to have the nerve to offer such a laughable amount as compensation, blame the cleaner and then beg that we would not leave a truthful review stating they are a "Small, new company" (they own multiple residences throughout Sabah), represents a worrying lack of integrity and I would advise anyone to be wary of dealing with this company in the future.

Quiet and nice view from the top floor

Cleanliness can be improved. For working adults is fine. For family with kids not so recommended.

Great location, right next to airport. 24hr reception and great pool overlooking the runway. room clean and comfortable.

Bed was a bit hard but I am a bit of a princess when it comes to mattress comfort.
