"Great place to stay for Hobiton"

It’s quite convenient to matamata township. Easy to find. Good parking in the front. Nice and clean. Good sized bedrooms. Nice sitting room. Nice and big dinning room & kitchen. Only 20min drive from Hobiton.

Cause it’s on the main road to the township it gets loud with the cars and trucks going passed. You do get used to it.

"Nice for a short stay"

Well equipped, comfortable and very clean. Perfect for our one night stop over prior to the Hobbiton tour.

Only one bedroom had a proper curtain. Others only had net/voile curtains and there was no blind in the bathroom so felt a bit exposed when the lights were on. Traffic was a bit noisy and the house vibrated when trucks went past but fine for a short stay

"Spacious and comfortable; a great find when near Matamata"

Spacious, comfortable and had laundry on site.

Nothing I didn’t like. I feel like we didn’t have enough time there to properly enjoy the huge space. If you’re sensitive to noise that could be an issue with the nearby traffic but it wasn’t an issue for our group.
