"Fabulous home from home by the sea"

Wow where to start! Studio 40 is so well designed and really well furnished. I arrived quite weary from a day on the road. A very wet Brighton and Newhaven. Did a recce at Seven Sisters visitor centre. Hopped to Eastbourne it seemed nicer than the last time I visited. I arrived at Studio 40 and it felt like coming home. Stunning shower room en suite with rainshower! It's cleverly laid out with a kitchenette as you come in then the en suite and the bedroom. I kept thinking yes if I had a rental I would do it like this! Also can I just say the TV options were not just generous they were genius! I'm a Sky subscriber and also have the big 4 streamers at home. It meant I could seamlessly watch TV that I already watch rather than having to watch an episode of Friends I've already watched 10 times. Absolutely spot on providing Studio 40 with it's own Netflix profile. Brilliant!

So yesterday I think I was a bit weary from an early start so as a public transport user the walk to Studio 40 did feel a bit long. The irony of that statement is that so many people come to the south coast because they want to walk! Anyway on the way back to Seaford town centre this morning it felt much closer. Must have been that lovely bed that rested me so well. The fixtures and fittings were very stylish but if I was being really pernickety I'd suggest having a couple of narrow ish mugs so my tea stays hotter. The Dunelm tea cup style mugs looked lovely but my tea was cold after about 8 mins. At this point it's good to reiterate my stay was fabulous but I wondered about soundproofing. So it looked like the window behind the bed opened into a conservatory. And obviously there is the door that leads to the main house. I guess firstly I would worry about disturbing the hosts with me watching noisy programmes as I tend to watch telly early like say 5am some days.

A cozy place to stay for a couple of nights it suited our needs as we were out all day just returning in the evening. The bed was very comfortable and a good shower. Nice extra touches like the coffee machine, jams and croissants. The entry instructions were really straightforward. It was a good location for us, near to Brighton and Lewes and a 15 minute walk to Seaford shops and seafront.

As described the space is compact so a bit challenging for two if you want to eat in the space.

Obviously it was compact as it was a converted single garage. But there was only 1 hanging rail, an additional one would be useful.

location great-shower very good instant hot water-tea making facilities and breakfast items provided all very good.

we were a bit chilly as electric heater seemed to take long time to warm up initially-lack of fresh air ventilation a problem as window in sleeping area opened up only to conservatory. window was completely covered so not able to look out on any view. so could be a little claustrophobic .we didnt find spare blanket until last day of stay as lodged under little fridge.
