Franky's Place, Residence in Roundhay, Leeds

the host was not very welcoming, and A bit too quick to tell people to be quiet after 9pm, even if they are just on a phone call, there is no need for that. there not need to antagonise your customers if the other customers are not complaining!!

Put-you-up bed installed in the sitting room. Coloured fairy lights all round the ceiling and outside in the courtyard which could not be switched off. No towels or drinking glass provided. The only toilet (shared) was upstairs on the first floor..It was very low cost so perhaps I should not complain but....

No-one there when I arrived, nor on the other 3 times I tried. No answer to phone ir messages. Had to go elsewhere. Later message to say he forgot, offered refunds and free night. But it didn't look great for a single woman so I left it.

Absolutely Fantastic everything we needed and more the property is absolutely amazing just wish I could spent more time there the host is a great guy and very welcoming and also very helpful he really did have time to chat with us an tell us the best places to visit and go which was great even told me were to go for the best pint overall all I can do do is give Frankys place is a big fat 10 10 thanku so much we will definitely be returning your a truly great guy an we had a great stay a big thanks

I'm highly disappointed, I booked here so I could stay in as I resumed my new job at Ripon. I finished 7pm. I sent two emails and dropped voice messages in early hours,as calls were picked, explaining my situation, and that I may get to the property btw 8.10 and 8.30pm, as for about an hour grace. I got into the property at about 8.06 and first struggled to get car packed . I ran bell, and the gentleman came, i introduced myself as the one who sent emails and messages, but he told me the check-in closes at 7pm, and he can't help me, without any human-face or empathy, i perceived this to be a racial discrimination against dark skin, no room for exploration as he closed his door, Unfortunately for me, I was on a low budget, so depressing experiences with him ans his property. It was the worst day ever.

I liked nothing. My experience was horrible, very discriminating, and lacked on foreigner, very bossy, my experience was horrible, and my perception of this day.

Not the best place I've ever stayed in,

Very welcoming, felt homely. Loved Frankie the dog and Harry the cat who also makes you feel very welcome.

Clean with basic creature comforts.

Parking was a little awkward

Good facilities for serve-yourself breakfast in kitchen and front sitting room (choice of cereals, bread, spreads, tea, coffee, milk etc – all good)

Link between booking.com and host's phone was difficult - I tried repeatedly to contact and respond to automatic requests to confirm arrival time etc but these were not getting through.
