What I liked most - was the location. It’s conveniently close to Laxmi Vilas Palace and Sayaji Bagh.

I had a very disappointing stay. The room was not clean – there were stains on the bed, dust on the floor and cabinets, and the walls were dirty. The bedding was uncomfortable, making it hard to get a good night’s sleep. To make matters worse, in the morning, they refused to serve the complimentary breakfast that was included in my booking. Even after showing proof via email, the staff still denied it. Overall, not recommended. Not for a family.

1. I reached at the location at 12.30 Mid night. There was no guard, no signages where to enter. There was cell number printed on the glass door which says to contact them for checkin. I called on that number 10 times. No one picked up. Finally, I opened the door and climbed stairs guessing that this is the hotel I am booked. A person was sleeping next to reception table and he was on his cell phone with ear plugs. On my request, he checked the booking and told that you did pay partial amount but we have not got room ready so either I have to cancel your room or we shift to some other hotel. It was raining outside. He took 10 minutes to decide and finally told that I will give you a room but after 20 minutes. On 3rd floor a room was cleaned by him and given to me. But with a request that I have to use the toilet of the other room as in my room toilet is not cleanable. It took overall 1 hour to finally get a room to rest. I was told that breakfast will be chargeable and it was charged extra. I already selected "Including breakfast" option.

Basically a good hotel

Booking.com said I would get a free breakfast. The hotel and Fab Hotels refused to give me the free breakfast that I had paid for. Booking.com said I could pay by credit card but hotel refused this and insisted on cash. Booking.com, acting as agent for hotel, sold a package that was more than hotel and Fab Hotels were prepared to deliver. They were rather rude when I asked for breakfast and for use of my credit card. I have stayed at other Fab Hotels in India and found all the others to be very good. This hotel should contact Fab Hotels and Booking.com to agree on what the hotel is offering. Unacceptable to offer something when there is no intention to deliver it.

Location and price

Breakfast was included as per my booking but fab express Kalyan mentioned it was not included. No lift and service was not very prompt.

I like the location. rooms are good.

Checking process and the person at receiption counter. We took more than 2 hours to complete the check in process.

It's a shithole. Rent by the hour kinda place.
