Good location and cozy rooms. Perfect for 2- 4 people

House in a charming neighborhood. Had everything our family of 4 needed.

Nice little house with traditional Japanese bedding. Everything is small and compact, but it did not bother us (family of 4). With a bit of organization, we had a nice stay! And the two bikes included are a nice addition. Very useful in Kyoto. We did not see the hosts, but they always answered our messages very fast and solved all our problems from afar.

The kitchen equipment was really minimum so we could not really cook for ourselves, just prepare a little snack or something. The rooms are connected, which means you have to cross the first room to reach the second one. So if anyone from the second room needs to use the bathroom during the night, there is a good chance they will wake up everyone on the way (the bathroom is downstairs).

We had problems with the property, which I have started to tell the letting agents about but they have not responded. The property does have potential if better managed but needs to make more of an effort. My review is not good from our personal experience but don't let me put readers off completely. The house is sound if air con and TV fixed and could make a good budget option for a couple or group.

Air con and TV broken (air-con noisy and interrupted sleep). Lots of cupboard space but all used by letting agents and told to leave bags at Kyoto station. Kyoto station a bit further away than suggested - 30-40 min 'round trip with crossings in heat. Not a family home feel but one where letting agents are out to get away with as much as possible. No advice about local area or help with maps etc. Futons very bad quality, thin and stained. Property not well cleaned - especially shower area and window ledges. Officious messages about being charged if late on check out when we had informed letting agents that we needed to check out three days early to move somewhere else and get some sleep.

Traditional Japanese home, air con and a nice neighbourhood.

Beds are thin mattresses on the floor, which we knew before booking but for western people they are not good.

Two Japanese bed rooms are spacious and clean. Close to Kyoto station and Kiyomizu-dera area. Owner offers two bicycles.

Need insect repellent for mosquitos.

Nice to be in traditional house. Enough space, clean, washing machine. Good shower and amenities. 2 bikes. Easy check in and out. Kind host via the chat.

The futons were uncomfortable for the older people of the group. The futons were quite thin so you could feel the floor while in bed.

Really nice property, would go back again. Location was also perfect as it wasn’t too far from Kyoto station
