no breakfast provided so cannot comment on that. Although small, Place was tidy and allowed us to experience a Japanese home. I liked the way the furniture was arranged so that the room doesn't feel too small. I like that the toilet and bathrooms are separated.

I could not sleep as the mattress on tatami was too thin. It would be good for owner to provide an option for a thicker foam mattress when booking. Should highlight to potential tenants that the staircase is steep and would not be suitable for older guests. Not the owner's fault but when it rains, the rain keeps beating on the roof and the room is too noisy for sleeping.

Twelve minutes walk from Kyoto station, the neighborhood is really quiet. It's a pretty spacious accommodation, since we were three people with big luggage we were worried about the house being too small but we didn't have any problem fitting six suitcases + ourselves! The tatami rooms upstairs are lovely.

The location is good for getting around on the train and for accessing the bike track that goes along the river.

The kitchen was not adequately stocked with crockery for 3 people.
