Relax @ Southfield

Fairly accessible for what I needed it for, was a short overnight stay before sailing from Tees Port. Room was clean, the other residents were a tad noisy doors getting banged into the early hours of the morning.

Poor communication from the outset, after the stay requested and invoice as it's a business trip and still I await this after 3 weeks. Messages ignored for the first week or so then a message but still no invoice/receipt. Room was pretty chilly and the radiator didn't appear to work.

Very clean and comfortable accommodation, recently refurbished, spacious with a lovely comfortable bed.

Thank you for the night. Positive : 1) Beds are very comfortable. 2) The Kitchen/lounge is good if only it was it was kept clean especially the sofas they were dusty and smelling of cigarette. 3) General outlook of the building from outside is good.

NEGATIVES: 1) Both rooms 1, 3 and the lounge were smelling of cigarettes. The guy in room 2 had to come and spray air freshener. It helped a little and we had to keep the door open from downstairs room 1. I have asthma and I could not sleep at all. 2) The rooms were as cold as outside, we switched on the radiators they were not working even though they showed they were ON. 3) At the door towards the kitchen, there is a *STEP* and we could not find a risk sign 😢 my colleague almost fell. 4) The cigarette smoke was worse in the kitchen. 5) There was no milk - thankfully you brought some later. 6) Our room 1 had no tissues and room 3 had 3 rolls. Which goes to show that there was no inspection of your rooms and you were not *expecting* guests at all. This was not good at all. No instructions on how to use the shower. You are not ready to receive guests at all. Fit for £20/Night per person to be honest. 7) There is no adequate space of parking leaving us at risk of getting a ticket. So, if we get a ticket Sir, we will give it to you.

Absolutely immaculate and everything was scrupulously clean. Easy to come and go, the room keys are accessed by a box lock but on a string so no worries about losing them! Quiet, you wouldn’t know anyone else was there. The bed was comfy, there was a desk, wardrobe, and good quality ironing facilities as well as a decent hairdryer. CCTV covered common areas so no security concerns. I didn’t get a chance to see the kitchen area.

Nothing, the outside doesn’t look like it is as lovely as it is on the inside but at the same time, that reduces any security worries. I think maybe a recommendation of decent shops/cash points nearby would have been helpful but that’s an insignificant quibble!

The host was very responsive and made the whole stay much easier, the room is spacious and bed was very comfortable. I didn’t even realize other guests were there it was so nice and quiet. Also very clean and it’s clear everything is brand new!

Location was good as we were there to watch Middlesbrough v Pompey...the stadium was a short walk away. The room was clean and had been recently refurbished with new decor. Bars and restaurants were a short walk away.

The shower kept going cold and the temperature and power controls had been fitted the wrong way round. Had to buy toilet rolls as there wasn't much in there. We parked in the lay-by outside the building but it seems that you need to be a permit holder outside the times we were there...ie we arrived at around 1300 and we assumed that we were ok to park there at this time but if you're staying during the week I think you'd have to find alternative parking although it did advertise parking available

I booked to have a place to rest after working late and it was ideal - clean, comfortable, good value and in a nice area, close to the university. I'll definitely come back.

A small kettle in the room would've been nice but it's not a huge issue.

The location

The bathroom is terrible and the shower is very bad because while you take the shower the water immediately becomes cold and you have to wait a few minutes to come back to the hot water and after one minute it goes back to the cold water. You cannot take a proper shower in that place. The water is very slow and it has been designed to frustrate the customer and this hotel doesn’t work even £30. The room was very cold, the heater was not working and there was no extra blankets at least to cover up. I was very cold and the gentleman didn’t reply to me until about 9 am. He didn’t send me the codes for the doors until about one hour from checking in despite the fact I arrived very late.
