York Cottage a period character 2 bedroom cottage

Down stairs toilet didn't flush properly. Ended up putting bowls of water down Took me 5minutes to open key box.

Excellent location for birding site in north Norfolk; well kitted out small house; we are only a couple and plenty of space; kitchen appliances all fine; heating worked well;

Stone cold when we arrived; would be nice to turn the heating on before arrival please; took a coupe of days to really get up to speed

In a great location, lovely garden for the dog, comfortable beds, very traditional

Cleaning could have been a little better, we had to wash chopping boards before we could use them and the floor at the sides of the cooker need a good clean. As non smokers there was a distinct smell of cigarette smoke in the lounge, very small things to note and we still had a lovely time.

Everything was just perfect everything we needed for a comfortable stay and very peaceful . It was clean the garden was secure, bed was comfortable and it was cosy and warm.

Nothing not to like !

Pleasant cottage for a four night winter stay. Once we'd sorted out how the heating worked it was warm and cosy. Comfortable bed and sofas and nice soft towels. Excellent WiFi. Location was good for accessing birdwatching sites at Snettisham, Titchwell and Holkham. Kings Lynn well worth a visit, suggest downloading the free heritage trail and the small museum there is excellent. The Christmas tree was a nice touch.

We enjoyed our stay but there were a number of fairly minor niggles most of which have been highlighted by previous guests (e.g. lack of instructions).

Great location clean everything we needed

The house is comfortable enough and overall well appointed and with most things needed for our self catering. It was convenient for an area of North Norfolk we enjoy visiting

If there was a folder of information about operating the heating system, the TV and the cooking appliances etc we didn't find it. The temperature settings on the oven are unreadable. Whilst we figured most things out eventually, the lack of information did not feel welcoming. The garden is not well looked after and the neglected appearance does not encourage its use. We felt a 9.00 a.m. deadline to vacate the property was unnecessarily early.
