The property was well located in the thriving heart of Pattaya, great view on 24th floor and very little city noise at that height. I liked the fact that the rooms were separated. More than sufficient for my stay. Landlord on hand if needed.

The property has a very good central location. Security is very good at the property.

Considering the size of the condo - two huge tower blocks - the fitness room (only one for both blocks) - was pathetically inadequate.  The rental units at The Base seem to be assigned at random which means that booking.com's non-smoking guests can be assigned a cigarette smoke infested unit - which is what happened to me. I was told by the owner that the previous guest had been smoking in the unit. So, I foolishly underestimated the issue by assuming that a can of Ambi-pur, which I bought and used would fix the problem. The owner assumed that cleaning the aircon - which she had done - would fix the problem. It did not make any difference which led me to conclude that the only way to get rid of the smoke smell - which adversely affected my throat - would be with a deep clean of the unit and maybe even repainting.   There were also cleanliness issues inside the unit. For example, the fridge had not been cleaned for a long time. I booked a hotel instead of staying at The Base and that hotel was a good experience. Maybe if I had been a bit smarter during check-in at The Base, I could have gotten a refund instead of wasting my money. I should mention that I booked two separate stays at The Base - before I knew about its issues. The second unit was a nice one with no smoke or cleanliness issues. Unfortunately, I have learned that taking a chance with randomly assigned condo units with different standards is not for me. So, I will be sticking with hotel bookings in future.
