Phinisi Villas - Seminyak Beach

Location was fantastic. Loved the lagoon pool that had cool features. The speaker system and projector screen. Air con in all rooms worked well. The villa staff were great - friendly and courteous and did a great job with breakfast and catered very well for vegans in the group. The layout was good although the stairs could be improved to be easier to use after a few drinks!

Overall the property is pretty run down. It needs some love. I can't speak for the other 4 rooms but our room was VERY musty / damp smelling. Toilet leaked a lot (although was partially fixed upon advising staff). One sink didn't drain, on another sink the tap partially worked. WiFi was very intermittent and patchy. Soooo many mosquitoes in all rooms. Hot water in the shower was hit n miss. Everything just looks tired. We would have appreciated an Aussie sports channel to watch the footy. We were expecting to be able to do this so was disappointed when this didn't happen. Overall had a bit of a grotty vibe.

The villa is breathtaking, even better than the photos. The staff is very nice and helpful, the location if perfect, walking distance from the animated part of Seminyak, yet the place is very calm and quiet at night.

The location , close to ku de ta and the bech - 2 min walk and the market is walking distance -5/7 min . The pool Ketut who was the lead staff was very responsive on phone . Had good 5 rooms . Spacious bathrooms , faucet only in lower level . I also did find a lot of ants on the very first day I opened a box - which would show that not everything was cleaned throughly before the arrival or wasn’t cleaned in a long time . Not sure which one . They have a projector so that was a bonus for movies and songs

Very basic . Looks dated , not sure if that’s the theme or just rundown- but it doesn’t feel very hygienic . Mosquitoes by the dozen - it was summers and yet there were enough and more everywhere ! The shower water is very hard and is not to be used for rinsing the mouth - tastes yuk- the team does tell you not to use it for brushing and otherwise . Though this is the same water in pool so gets kind of tricky . I did find some issues with housekeeping closer to the end of our stay . Which wasn’t pleasant . Some construction next door so the workers facing our property felt like an invasion of privacy. Hopefully this was temporary.

We had an incredible stay at this villa, which exceeded our expectations in many ways. The villa’s design and interior were stunning, with a modern yet cozy atmosphere that made us feel right at home. The swimming pool was a true highlight—unlike any other we’ve seen in Bali, featuring unique see-through windows that added a special touch to our experience. The location was also perfect, offering easy access to all the nearby attractions. Ketus, the manager, and the rest of the staff were exceptional, ensuring we were comfortable and well taken care of throughout our stay.

While we thoroughly enjoyed our time, there were a couple of minor drawbacks. The number of mosquitoes was higher than we’ve experienced elsewhere in Asia, and unfortunately, only one bed was equipped with a mosquito net. Additionally, the internet connection was decent, though it did have a few laggy moments.

Location is great. Nicely tucked away but close to markets and restaurants. Staff are lovely. Projector screen for Netflix. Lovely deep pool. Very rustic and unique.

This was our second stay at Phinisi in the Jimpiring two bed villa. Although the villa is stunning, it is definitely tired and needs some maintenance. Air con not working in main area and the air con in the main room wasn’t the best. Glass panels on ceilings all broken. We paid just over 2.5k AUD for five nights here and feel this is definitely on the pricy side for what it is. As the villa it self is ‘open’ there are a lot of mosquitoes. Also something to note, staff quarters are right next to the Jimpiring Villa. So due to the villas openness, we could hear staff spitting all day which wasn’t too pleasant and also felt it slightly impacted privacy.

We paid for the breakfast to be cooked in our room. The food was lovely but sometimes there was 3 cooks and at the end only 1 cook so the meals took longer than expected.

Staff not on a strict time line and seem to just appear constantly..Lots of ants and I got lots of bites so not sure if there was bed bugs...not a great area to sunbake for 4 people
