Breakfast not included but bread toaster, jam, biscuits tea and coffee provided.. Also a short 15 minute walk to restaurants town etc. Plus a minute walk to an excellent. Real ale pub, the last post.

For the price of a nightly stay you couldn't really expect more clean, with lovely friendly hosts

Loved the added little touches put in, there was everything you could think of.....teabags,milk, toiletries, bread, butter, Netflix, microwave, kitchen utensils, honestly this list could go on, we have never stopped anywhere with this much thought into keeping their guests having a home from home feeling. Hosts were lovely and very welcoming, lovely little find this was and would highly recommend. We loved staying here, was just unfortunate it was only for 1 night.

The accomodation was lovely, it was clean, had everything we needed , the host was very welcoming and informative Would happily stay here again 😊😁

Very nice arrangement for our stay. Their guest house is good for 2 people only. They are very nice to us.

This place is amazing. Marcia was very friendly, very helpful, and welcoming. The room is fantastic, very comfortable, and well equipped, and the facilities were incredible. Bread, butter, milk, and a variety of teas and coffee were a lovely touch. Ensuite was great. The bed was very comfortable, and it had a multitude of kitchen equipment to use. When we visit Derby again, we will use this room (if available). The location was ideal for our visit, and only a short stroll into town.

It was very hot at night and we hadn't used the air-conditioning or radiator so it was too late at night to work it out. Internet also kept dropping out, and so the TV froze, but this didn't affect our weekend. But these points are just 'nit picking'. This room is great.

The property was very clean. quiet and well -equipped. It was very cosy. The owner was very welcoming and helpful. So much so, our next trip is already booked!

Terrific little place,ideal for a short break - equipped with absolutely everything, spotless, very quiet, off road parking and very short walk into centre of Derby - would thoroughly recommend

The hosts Marcia and Andy are so lovely. Their customer service is outstanding, especially Marcia. The pod was extremely clean, cosy & comfortable. I enjoyed reading from the mini library. The bed was very comfortable I slept well, the garden is really peaceful. I finished my stay with an amazing shower the water pressure is really good. I would definitely stay again and would highly recommend it.
