The location is excellent overlooking the canal with the gondolas going up and down. The nightly show can be seen from the balcony. It's fairly quiet past around 11pm.

When we first arrived at Mila homestay we were taken across the canal bridge to the second mila homestay. The first is above a massage and spa and the second above a drinks and ice cream shop. We were helped up with our luggage to the 2nd floor and shown our room. We looked around the apartment and knew we could not stay. It was dirty, dusty and horrible. It looked nothing like the photos on booking.com. The walls were all scuffed with marks and dirt. The bathroom door did not close. The toilet seat was falling off. The tap was loose and flapping. It had 2 beds but I wouldn't want to sleep in either of them. The photos on booking.com show a walk in shower enclosure that did not exist. Just a fixed shower in the room. This apartment is rated as exceptional on booking.com at 9.6. This can only be because of fake reviews in my opinion. We immediately went back and spoke to the guy in the spa who then phoned the owner. We were then taken back to the apartment and moved up 2 floors. (there are no elevators) The second room was similar but with 3 beds. Again it was very run down and not very clean. However it was slightly better and we had already paid (cash only). So we stayed in the room for 4 nights. The worse thing was the disgusting smell. I don't know the cause but it never went away. We purchased air freshener which helped slightly. We have travelled Vietnam for 2 months now and have had some beautiful accommodation at very reasonable prices. This was easily the worsed and I was glad to leave. The staff running the shop were very friendly and I don't blame them. They did try to help us as best they could. I just don't think they are trained to run a hotel.

Staff were friendly the location was good close to everything. And nice view of the canal.

It’s all very basic no frills and you get what you pay for. The property does not provide food but there are plenty of places on the doorstep.

The location is great and it is just by the main river. It is walking distance to all places. You may easily take bus, buggy or grab to go to the places around. The staff is good as well.

Staff are very polite and super helpful. Location is great. They are very accommodating. Nice spa just below the unit. Great views during mrg and also night. Teddy museum just beside. Overall it's a great stay.

It was my first time staying at a guest house, so I was a bit nervous particularly as I had booked the accommodation for 11 of my extended family members. However, the level of service, thought and attentiveness from Nam and his team, and the amazing location more than made up for it. Nam was eager to ensure his guests were comfortable and happy. I would stay here and recommend this to family and friends because : 1. The fantastic location. It's right in the middle and in front of the river in Grandworld. Pretty much next to Teddy Museum which was a great place up place for drivers/Grab etc. Everything including the bus station, Central lake etc is all walking distance. So after watching the show at the lake it was so easy to just walk back to your room versus trying to find a ride back to any other far away hotel at night. We loved strolling along the river and enjoying an ice cream with the kids every evening we were there. 2. Very attentive and excellent customer service. Nam was very eager to ensure his guests were comfortable. He would check what breakfast we would like every day and if my family were happy with it. He even had his team took our 6kg of laundry to get washed, dried and folded and ready for us by the afternoon! I also enjoyed talking to Kanh every day who was so friendly. 3. Everything is clean. Beds, linen, showers and toilets are all clean and fully functional. 4. Nam is also a qualified physio / massage therapist. Both my husband and I had a massage each and applies good strong pressure just as my husband had needed after walking around all week!! I also felt Nam was very honest and operated his business with integrity. I wish him and his wife every success in the future!

Bear in mind that its not a hotel, so you won't have a buffet breakfast. So have in mind what you want to eat and tell Nam the day before and they will have the neighbouring cafe prepare it and serve it to you to eat outside Mila by the river. Also have Google Translate handy, it makes things so much easier.
