The location.

Where do i start? I stayed in the bed that had the garden view and the mattress was broken. I was very disappointed to then find out another review from back in March stated the exact same thing meaning for months the owner did not bother to fix this. I also made contact with the owner the day before going and i received the same generic message everyone does, zero personal touch. Just a bunch of rules with as i say zero personal touch. Whilst the facilities were not great that didn't bother me as the price was very reasonable. I was just sorely disappointed that the mattress was broken. I thought that was horrendous.

The smell, really really bad accommodation

Value for money. Typical house with multiple rooms to let. Their target audience aren't posh travellers or business guests. Big bathroom, clean. Nothing to complain about. The kettle in the room and coffee sachets are bonus. People in reviews mentioned narrow & squeaky stairs, isolation etc but it's what you get in Belfast. Just a cultural difference or expecting that for a price of night in 24 beds smelly hostel room to get 5* accommodation.

The mattress in the single room is old and needs changing desperately. the mattress doesn't support you at all. The springs have given up
