Best little Fredericksburg Bed and Breakfast Unit2

Great location and enjoyed the longhorns and chickens.

Floors were very dirty, stains on the comforter and there wasn't enough water pressure to properly wash hair. Water poured in through the roll up door when it rained. The gate broke after the first night and had to be operated manually which was very inconvenient in the pouring rain.

Nothing. It was a dump.

Wow this place is a dump! It’s like being on a construction site, with piles of rubble and half constructed container dwellings. We arrived on 19 May to stay for a night but spent about 30 mins looking around and left. There was litter and animal poop on the deck, the interior was dirty, hair in the bed, floor was spongy with dirty water oozing out. It was grim, so we headed back to Fredericksburg and found a motel. The owner accepted my explanation and agreed to refund my payment. Two months later I have still not received a refund. What a waste of $175. Avoid this place!

Very cute place. Lots of animals! Loved looking at the stars.

The location was good.

It was not clean. There were bugs along the baseboards and in the tub and beds. We had to clean ourselves. One of the popcorn snacks was left opened when we arrived.

The location is in the hills off a country road. We loved being among the farm animals and longhorns literally outside your door. There is a rooftop to relax in and enjoy the farm. The kitchen space was well equipped.

We arrived to a hot space and had to air it out. There is no stair up to the concrete pad so you step on a wobbly large rock to reach it which was not ideal. There is no table space or room to put luggage. We ate our meals on the wine barrel on the patio which was uneven and not easy. Also the coffee maker took me 2 minutes to figure out the 25 settings and knobs. We cooked eggs on the portable stove on top of the microwave because there was no counter. Lots of dead flies around windows and doors and the patio was not clean. Overall I would not recommend this place unless you want a nature and animal experience. Just think camping and you won’t be disappointed.

This was a mixed experience, but mostly very positive. Firstly, although named 'Bed and Breakfast' there is no breakfast provided, a little disingenuous perhaps. We were sent details of the entry code etc in very timely fashion, unfortunately the battery was dead on the code box and the cleaners had deadlocked the door anyway! However the owner turned out to let us in and resolve the problem very quickly. Its a little way out of Fredericksburg, but the town is very accessible and the setting is wonderful, at least for us. Out kids were delighted in stroking goats, watching cattle and antelope etc. If you're not an animal fan I'd avoid, they're all free roaming which for us was a definite positive. The facilities within what is actually a very small unit are good, with a multifunction oven, fridge-freezer, air con etc. We really enjoyed sitting on the roof with a glass of wine as the sun went down!

The unit is SMALL. The bathroom is a walkthrough to one of the bedrooms and has sliding doors, which, if someone is in the bed, bang off their head when opened. You also need to be REALLY close to comfortably use the bathroom, the toilet is right by the heads of those in bed with a poorly closing sliding door, one for family more than friends!!! The front gate code only worked intermittently, which ultimately wasn't too much of an issue but could prove annoying. The couch provided was broken so everyone slid toward the middle of it, and whilst the info we were give said 'snacks etc provided' we just had water and some creamer packets. Not a big issue as we weren't looking to be provided with things but this may be an issue for some. Some of the fixtures are a little tired, for example the toilet seat was half hanging off and there were areas of damage that hadn't been fixed. Small things but they all add up
