Everything you needed was supplied in the property.The chair in the reception room could be replaced by a shallow 2 seat sofa.

Maybe a bannister to hold onto for the downstairs snug would be a good idea.

NO BREAKFAST BUT USABLE KITCHEN - NICELY UPGRADED PROPERTY - GOOD QUALITY FACILITIES

STAIRS. Nothing you can do about that!

Clean, tidy and good décor. Kitchen fully kitted with tea and Coffee. All toiletries' provided - really helps, not having to take wet towels home. Ironin board, iron and hair dryer provided too - :-).

1. Bathroom clean but shower unit a bit tight 2. Stairs to basement a bit precarious 3. Master bedroom overlooking main road (a bit of work traffic noise first thing Monday morning)

There's a pretty fireplace in one room but that hardly compensates for a shabby property.

Our first bad experience with Booking.com. The property was not in a fit state to be listed. It was dirty, unsafe and not a pleasant place to stay. There were half-dead overgrown weeds in the "yard" area at the front. The key safe was on a wall about 2 inches from the ground. My husband had to kneel in the filth to open it. The lock on the front door was insecure. The electric socket in the bedroom where we plugged in our phone charger was loose and almost came off the wall when we pulled out the charger. The cooker socket looked like it had previously been burnt out. There was a dirty tea towel and a worn pan scrubber on the sink. The worst thing was access to the "living room" down a flight of stone steps without a handrail and open at the top. Between the "dining room" and the kitchen was an unmarked trip hazard. We immediately contacted the agent who did not dispute our opinion of the property. We also tried to get in touch with Booking.com but found there was no phone number to ring. The agent asked Booking.com to contact us about a refund. They eventually did so by email asking us to confirm our wish for a refund by phone. We rang and had to wait 1/2 hour, just for the line to go dead almost immediately. We then rang again and waited another 1/2 hour for the call to be answered. It was 11.15 pm before we got to speak to someone. We had to stay at the property the first night as it was so late and there was nowhere else available. We found ourselves some alternative accommodation for the second night. We still don't know whether our request for a refund has been accepted. We had gone to Lewes for a funeral. The whole episode was rather stressful and distressing.
