The location was easy to access and close to the motorway. It is close to Newbury town and other amenities like fuel station. Staff were very helpful and friendly. Breakfasts are exquisite. Dinner menu offers a small but enjoyable variety for all ages.

The only seriously dangerous aspect of the rooms is that the floors are exceptionally slippery. My elderly parents were next door to me (the shed) and my Dad slipped and fell getting out of bed to use the bathroom. The floor was so slippery he couldn't get up as he was unable to get his footing. He luckily only bruised his elbow and knee. Our floors (the colt) were also very slippery. I think that if that is the nature of the floor a sign should be erected to notify you of the potential risk.

Room was quite small but comfortable. Food was excellent and all staff were friendly and efficient.

Noise from adjacent rooms and above. No shaver socket in bathroom and extractor fan not working.
