"A lovely old building oozing character and the room has an ensuite bathroom and kitchenette area"

9.0

It's an excellent location, for me, by the bridge over looking the river Waveney. There's a small car park to the side so you can park up and collect your keys from the owners, Alison and Graham, who are very helpful and know about all things 'Boaty'. Its also a lovely old building oozing character and the room has an ensuite bathroom and kitchenette area with a fridge stocked with enough food to make breakfast or evening snacks until you have sorted out where the nearest shops and eateries are.

"An enjoyable stay in a cosy cottage room"

9.0

I knocked on the doors to the side of the building and Alison appeared with the keys. In fact Alison and Graham were very friendly and helpful throughout. Its a lovely quirky building with a spiral staircase up to the room so I did have to duck a few beams but good headroom upstairs. Its also well located in St. Olaves just by the old bridge next to the river with parking and a pub servicing food except Sundays across the road and the priory restaurant a walk away.

I could find a dish cloth and tea towel although they may have been stashed somewhere. I'm sure I could have asked for them if not and really just a nice to have anyway.

"Great for our purpose - comfy beds, clean, and breakfast was nice."

8.0

The breakfast provided was very nice and the kids loved being up in the raised up cabin bed. Beds and bedding comfy also.

It's quite small - when all of us were in the room (2 adults, 2 children under 10) it was at points tricky to move about, but was manageable. A shower curtain would have been great also, even if just for the kids if the adults could not stand easily.

"Quaint, great owner, ideal for short stays, great breakfast, stunning location for biking."

9.0

Location was easy to find and the owner was on site. One quick phone call as we ran late and Alison appeared! Alison was a really good owner, nothing was too much trouble and responded quickly to messages. I had a few reservations initially about the room as it was four adults on a motorbike tour. The room isn't the biggest and the other double is via a ladder and for the taller people head room would be a problem, but for a night is was excellent. Alison was also very accommodating to bike parking, it was off road and out of site, she allowed us to chain our bikes to a trailer for security. The big surprise was the continental breakfast that awaited, croissant for each of us, small loaf of bread, eggs, milk butter and jam as well as tea and coffee making. The pub over the road was a good standard, it offered standard pub food and drinks, shuts at 22:30 or a bit earlier if there's no custom, food is served till 20:30 or earlier it is busy. They did allow us to buy some drinks prior to closing and they were happy for us to sit in the beer garden after closing. The room was clean and tidy, all linen looked of good quality and was freshly laundered. Not that it was a concern for us, but this is an old building, nothing is level and the stairs leading up to the room are narrow and winding. If you are expecting Premier Inn sizes then please think again, if you like quaint and an attentive owner, this is the one. Room size as well, which Alison did mention is a squeeze for four adults, it's more suited for two adults and two kids, but yet again for us, this didn't bother us.

My only small criticism which I think has been mentioned, is the bath could somehow do to have a shower curtain, although we managed I can see for a long stay the bathroom floor could get quite wet.
