Some of the other guests’ comments made me sceptical at first, but it’s clear the problem isn’t the property itself. It seems a few people left misleading reviews, perhaps trying to gain an unfair advantage — not very legitimate, in my view. The truth is, good moments are created by people, not by the place.

Was told someone would meet me with the key as it wasn't in the safe, no one turned up for over 2 hours, the host ignored my calls then turned his phone off, they sent me what's app text then ignored mine and seemed to block me. We had to drive all the way home

I booked on the day, whilst struggling with the tube strike in London. After booking, within an hour, I noticed that the property had steep narrow staircase and having recently recovered from a fractured spine, I knew I wouldn't be at ease. I reached out to the host who was cold and unempathetic to my situation. I said I would cover room preparation costs and be satisfied with a 50% refund. They weren't interested, just remained focused on attaining free money..

Location is great, outlook from the house is really good. there are some restaurants within the marina, mostly big chains but there is also the well reviewed BMYC clubhouse, open to non members but unfortunately we didn't get the chance to go there. The marina is a couple of miles from central Brighton and there are buses from within the marina itself as well as from the excellent Roedean Cafe on Marine Parade, accessible up the ramp by the eastern end of the marina. So there's not room in the 'What didn't you like' section to say everything needed so it'll start here and carry on in the next part TLDR: It's filthy, unhygenic and there's no working smoke alarm so the owner is breaking the law renting it out OK, where to start - as the heading says, it's filthy. Some of the other reviews (foolishly i didn't read them before booking) point out cleanliness issues but they don't give the full story so a few photos will show anyone else brave enough to book what they can expect. We arrived about 4pm on the Friday and were keen to get into town. when we saw the state of the place though we took some photos and when we got back in the evening, I asked the owner to send the cleaner back on the Saturday when we'd be out to clean the place properly. The issues when we arrived were that the kitchen counter was filthy with lots of dubious looking detritus on there, the microwave had dust, crumbs and hair on it, the kitchen tap was leaking, the door handle in the WC was held together with tape and the toilet roll holder was on the floor. Everywhere else looked grubby, from the stained rug to the unwelcoming sofa. The towels and bedding smelled fresh however but I'd hate to think what we'd find if we did the 'Four in a Bed' test on it!

One of the other reviews mentioned a beeping noise, we had the same and I thought it was the smoke alarm low battery warning so had a look for it so I could get a new battery but I couldn’t find it - more of this later! When we got back on Saturday evening, someone had been back and the counter was a bit better but still not what I'd call clean. The toilet roll holder had been put back together but the place still felt grubby as nothing else had been cleaned. We subsequently found a pair of shorts (black, size 30 waist from Primark if you're looking for them) behind the cushion on one of the dining chairs. they have evidently been there a while as they are covered in dust and hairs so the cleaner hasn't been near the chairs for some time. So as I said, I couldn’t find the smoke alarm at first but did so when looking to see how well the place had been re-cleaned. Rather than being fixed up at high level to where smoke will rise, it’s sitting next to the microwave under the stairs and doesn’t even have a battery in it. It’s a legal requirement for a landlord to provide at least one working smoke alarm on each floor in a rental property and to check it at the start of each tenancy. This hasn’t been done for this property so it shouldn’t be rented and Booking.com should remove the listing and cancel any bookings until the landlord proves they are complying with the law. For this reason alone, I’ve got to give the lowest possible rating. If the cleanliness was the only issue it would be a 3

This place was absolutely dreamy. As I walked in the view looked just amazing. Very clean and coazy. the vibe/energy is just perfect for a quiet night of just you reading a book/listening to music to relax/wind down or a romanic gate away with someone special. Would love to stay there again. For what I paid, an absolute steal.

Getting to the location was abit confusing, did spend about 20minutes trying to figure out where the property is. Also need a security person to help you get passed the first gates to get to the proprty where then you can get the key and the fob that lets you in and out.

Desperate for a deep clean.

Starting with the positives: what a delightful little bolt hole - beautifully set up and had everything you could ask for in a tiny little home. Lovely balcony right over the marina. It could have been perfect......

But..... there was a bleep/alarm somewhere in the place that went off every minute. It was like the bleep my fire alarm makes when the battery is running out. But we couldn't find where it was coming from or how to stop it. Tried texting and ringing the host - but no response. So it bleeped all night! Plus: one of the deck chairs on the balcony was broken. It collpased when I sat in it because a bolt was missing and one of the wooden staves had rotted through. Needs replacing. Plus we found a roll-up cigarette butt by the sink.

Leider nichts!

Wir konnten die Wohnung erst um 19.00 betreten statt wie abgemacht um 16.00. Leider war alles dreckig. Die Stühle auf dem Balkon waren kaputt und unbrauchbar. Wir mussten uns ein anderes Hotel buchen, da der Zustand unzumutbar war. Selbst die Bettwäsche war nicht gewaschen. ACHTUNG: Die tollen Bewertungen kamen vom der Vorbesitzerin. (Bis April 2025)
